Shepherd Hills is a 700 acre master planned development off East Anamosa on the northeast side of Rapid City. It is under active construction with a buildout measured in years rather than seasons, so what you see today is a snapshot of something still taking shape.

What is being built

The plan spans a wide range of housing rather than one product type. Single family homes are planned across price points from workforce pricing to the high end, with apartments and an over-55 community also part of the development. As of recent development plans, a neighborhood school is planned for the site as well.

New single family construction here has historically started in the high $200s, which is part of why the project draws so much attention in a market where entry pricing has been tight.

Buying into a development in progress

Buying early in a master planned community is a trade. You get selection, incentives and sometimes better pricing, and you accept living alongside construction while the later phases finish. I am direct with clients about that tradeoff and about the fact that plans for large developments change over a long buildout.

Location is the steady part. Rushmore Crossing retail is close, the interstate is close, and the northeast side is a short run to Ellsworth Air Force Base, which is a real consideration for the Ellsworth buyers I work with.
