Copperfield
An established east side Rapid City neighborhood of paved streets, sidewalks, finished yards and full grown trees, with newer Copperfield Vistas phases behind it.
- Build Era
- Examples run from the mid 1980s in the older core to the early 2020s in the Vistas phases.
Facts checked August 2026
October on Copperfield Drive makes the case better than any figure could. Deciduous trees planted decades ago close over the pavement and go yellow, the sidewalks are in, the driveways are poured, every lawn is finished and nobody is grading anything. Copperfield Drive runs the length of the neighborhood, with Copperdale Drive, Copperdale Court, Copper Lane, Cadillac Drive and Sundown Court hanging off it on compact city lots, attached garages common. Elk Vale Road is the way out to Interstate 90 and the Ellsworth corridor, and the Rapid Valley shopping along East Highway 44 sits a short drive south. Behind the older core, the Copperfield Vistas phases run back toward Homestead Street on New England Street, Bar Five Ranch Road, Allison Lane, Eunice Drive, Jessup Lane, Conservation Way, Tate Court and Tess Court. Newer houses, newer pavement, and in places ground still finishing. You are choosing between a street that is already done and a street that is still becoming one.
Where it is
East side of Rapid City off Elk Vale Road, with the older Copperfield streets around Copperfield Drive and the Copperfield Vistas phases running back toward Homestead Street.
Two recorded names, one area
Pennington County records two subdivision names here. Copperfield Subdivision is the established core; Copperfield Vistas Subdivision is the later group of phases toward Homestead Street. From the air they read as one neighborhood. They are not the same plat and they were not built in the same decade.
Summerfield Drive and Copperfield Drive both carry parcels recorded under each name, so the street sign does not tell you which plat a house sits in. Build era, covenants and association status follow the plat, not the street.
No area wide association was verified for this page. Before you assume dues, architectural review, or who owns and mows the green strip at the end of the block, review the recorded documents for that parcel.
Four decades of houses on one drive
Recorded and listed build years along Copperfield Drive, Copperdale Drive and Cadillac Drive run from the mid 1980s through the 1990s, with later infill after that, in split level, three level and ranch forms on modest city lots.
The Vistas examples on New England Street, Bar Five Ranch Road and Summerfield Drive run from the late 2000s into the early 2020s, ranch and split foyer, some paired housing.
So a 1986 house and a 2019 house sit a few blocks apart and want different inspections. On the first, siding, windows, service panel and prior hail repair. On the second, grading, drainage and the builder's unfinished punch list.
Streets, water and sewer
Parcels under both names sit inside the City of Rapid City, so city police, city fire and city crews on the streets. Plow priority is set block by block on the current city snow route map.
Sewer is the item to read closely. County records put these parcels under Rapid Valley Sanitary District, with its own rates, billing and connection rules rather than a plain city sewer account. The layer's only water entry is the West Dakota Water Development District, which appears on essentially every parcel in Pennington County and is a planning and funding body rather than a utility, so it tells you nothing about who sells the water. Confirm both accounts and the monthly cost for the exact address before you budget.
Getting around from here
Elk Vale Road is the spine. North to Interstate 90 and on toward Box Elder and the Ellsworth gates, south into the commercial strip along East Highway 44. Traffic on Elk Vale and Concourse Drive changes by the hour, so drive the route you would use at the time you would use it.

The outlines below are reference geometry from county records, not a survey. The recorded plat and a current survey control the exact lines for any one lot.

What homes cost here
This page prints no median and no price band for Copperfield. The area covers two recorded subdivision names and roughly four decades of building, so a single figure across all of it would be an average of things that do not compete with each other.
There is also no fresh closed-sale set here that separates Copperfield Subdivision from Copperfield Vistas, and I am not going to build a market figure out of asking prices or an online estimate. Instead, match the address to the correct recorded plat and phase and read it against recent sales of the same era and product on the same side of town.

What to check at this address
- Jurisdiction
- City of Rapid City
- Water
- Not verified on this page. The county parcel record only shows the West Dakota Water Development District, which is a planning and funding district rather than a utility. Confirm the water account and rate for the exact address.
- Sewer
- Rapid Valley Sanitary District on the county parcel record. Confirm the sewer service and billing for the address.
- HOA
- Not verified area-wide. Review the recorded covenants and any association documents for the exact subdivision, phase and parcel.
- Streets and snow
- City streets inside the city limits. Check the current Rapid City snow route map for the priority on a given block.
- School district
- Rapid City Area Schools 51-4
- Fire district
- Rapid City Fire Department
- Sewer here runs through Rapid Valley Sanitary District on the county record, not a plain city sewer account, and the water account has to be confirmed by address.
- The photographed older core is compact suburban city housing, not acreage. Verify the lot dimensions and spacing on the exact address, especially in later Vistas phases.
- A mid 1980s house and a 2019 house need different inspections. Roof, siding, windows, furnace and prior hail repair all vary by address.
- Later Vistas phases can bring nearby building and a changed view, so check what is platted behind the lot.
- Traffic exposure varies by address and route, especially near Elk Vale Road and Concourse Drive.

Association or district water and sewer
County parcel records list Rapid Valley Sanitary District for sewer on these parcels, and its only water entry is the West Dakota Water Development District, which is a planning and funding district and not a provider. Ask for twelve months of bills and confirm with the sewer district and the actual water provider which accounts serve the address, what the connection status is and what the rate schedule looks like.
Covenants and HOA documents
Copperfield Subdivision and Copperfield Vistas Subdivision are separate recorded names, and phases within Vistas can carry their own documents. Get the recorded covenants for the parcel, confirm whether any association exists, what it collects and what it maintains. Do not rely on a listing field that says association amenities include a playground: find out who owns that ground and who mows it.
Hail and roof age
Hail season here runs from late May through August, so ask for the roof age, the last claim history and any impact-resistant rating before you write.
Radon
The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.
Read the full guideWhere the water goes
Grading and drainage are address questions on these compact lots. Look at where water leaves the yard, where downspouts discharge and whether a basement has any history of moisture.
Expansive soils
Parts of this region sit on clay that swells and shrinks with moisture, so look closely at foundation cracks, door alignment and drainage away from the house.
What is still to be built nearby
Check the plat and zoning behind the lot line before you price the view. Remaining lots and later phases in Copperfield Vistas may mean nearby equipment, dust and changing views, depending on the exact address and phase.
Which school this address feeds
A district line can run through a single subdivision, so confirm the assignment for the specific address with the district office rather than the plat or the listing. Boundaries also change between years.
Schools
Copperfield is in Rapid City Area Schools 51-4. Assigned elementary, middle and high school buildings are set by boundary and change, so verify the assigned building for the exact address with the district before you count on it.
Verify current boundaries with the district for any specific address.
I provide objective school information consistently and do not personally rate or recommend schools. Attendance boundaries can cross city and county lines, and the district's current assignment for the exact address controls. Verify directly with the district before making a school-driven decision.

Common questions about Copperfield
What is the difference between Copperfield and Copperfield Vistas?
They are two separate recorded subdivision names in the same part of east Rapid City. Copperfield Subdivision is the established core around Copperfield Drive, Copperdale Drive and Cadillac Drive. Copperfield Vistas is the later group of phases toward Homestead Street on streets like New England Street, Bar Five Ranch Road and Allison Lane. Summerfield Drive and Copperfield Drive carry parcels under both names, so verify the recorded plat by address.
What do homes cost in Copperfield?
This page does not publish a median. The area spans two recorded subdivision names and roughly four decades of building, and the county parcel data that would support an area figure was last updated in 2021. A specific address reads best against recent sales of the same era and product rather than against an area figure.
Is Copperfield on city water and sewer?
Not in the way most buyers expect. The parcels sit inside Rapid City, but the county record puts sewer with Rapid Valley Sanitary District, and its only water entry is the West Dakota Water Development District, which is a planning and funding district rather than a utility. Confirm both the water and sewer accounts for the exact address.
Is there an HOA in Copperfield?
Association status depends on the recorded subdivision and phase, and no area-wide association was verified for this page. Review the recorded covenants for the parcel and confirm whether dues, architectural review or common-ground maintenance apply.
Which schools serve Copperfield?
Rapid City Area Schools 51-4. The assigned elementary, middle and high school buildings are set by boundary and can change, so verify the assignment for the specific address with the district.
Is there still building going on here?
The older Copperfield streets in the aerial are finished. Some later Copperfield Vistas phases have had lot activity more recently. Check the plat behind a specific address rather than assuming the whole area is done.
What to check before you write an offer
On any address you are serious about, buyer due diligence should include the school assignment from the district, the water quality report from the utility that serves it, and the assessed value and levy from the county. Here are the sources for each one.
The sources, by category
Schools
Confirm the assigned school for a specific address with the district, because boundaries change and they change more often than people expect. Rapid City Area Schools boundary maps · School and district profiles on GreatSchools · Preschools and private schools in the Black Hills
Drinking water
Every public water system publishes an annual water quality report. Read the one for the system that serves the address you are considering, not the one for the town next door. Rapid City water quality reports · City of Box Elder Water Division · City of Spearfish water · EPA drinking water lookup
Property taxes and assessed value
Pennington County Equalization · Meade County Equalization · Lawrence County Equalization
The county record, the plat and the recorded covenants are the three documents to read on any address here. I do not rate schools and I do not characterize neighborhoods as safe or unsafe. Those readings are yours to make from the sources above.
