Auburn Hills is one of Rapid City's growing newer subdivisions, sitting in north Rapid City adjacent to Haines Avenue with direct access to I-90. When a buyer tells me they want newer construction, a manageable yard and a short trip to the interstate, this is on the shortlist.
The housing stock
The builds here are recent. Sample homes from around 2020 are tri-levels and ranches, with vaulted ceilings, efficient modern construction and the finish choices that came with that build cycle. Lots run around a quarter acre, which is enough for a yard and a garden without committing a weekend to it.
Newer construction changes what we look at during due diligence. Instead of asking how much life is left in a furnace or a roof, we are looking at builder warranty coverage, grading and drainage on a young lot, and how the landscaping was finished. I review every inspection with my clients either way.
Getting around
Haines Avenue is the practical anchor. It carries much of north Rapid City's retail and services, and the I-90 interchange is right there, which makes trips toward Box Elder, Ellsworth Air Force Base or the north I-90 corridor towns straightforward.
That access is the argument for this pocket. You are inside the city, in newer housing, without threading downtown traffic to get on the interstate.
