Why buyers choose Sunset Ranch
Room. Lots here run from five acres up to about forty one, with most clustering near six acres and near twelve. That is space for a shop, for horses, for equipment, for whatever the reason was that you started looking outside town in the first place.
And it is not far out. Box Elder is roughly six and a half miles, New Underwood roughly five and a half, and downtown Rapid City about thirteen, all straight line rather than road miles. The Ellsworth main gate is at Interstate 90 exit 67A. Streets here carry names like Lonesome Dove, Latigo, Lasso and High Noon, which tells you what the developer had in mind.
Eighty of the 111 recorded parcels already carry structure value, so you are not the pioneer out here. Streets are in, houses are up, and the place already looks like a neighborhood rather than a field with stakes in it.
It is also not finished. Sunset Ranch is actively selling and further phases are still to come, which is the part worth acting on: you can still pick a lot rather than take whatever is left. Decide what you want out of a parcel first, the view, the shop or the road frontage, because they rarely arrive together here. Ask the developer what is available now and what is coming when you are ready to act.
The school district runs through the subdivision
This is the thing to get right before anything else. Sunset Ranch crosses the line between Douglas School District 51-1 and New Underwood School District 51-3, and the two are not comparable.
Douglas 51-1 is the Box Elder and Ellsworth district, with Patriot Elementary, Vandenberg Elementary, Douglas Middle School and Douglas High School. New Underwood 51-3 is a much smaller district, with its elementary, middle and high school all in New Underwood.
The subdivision spans Sections 4, 5, 32 and 33, and the district line runs through it, so assignment is parcel specific.
Two consequences. First, a neighbor's answer is worthless here, and so is a listing sheet. Confirm the district for the specific parcel number, in writing, before you write an offer. Second, online school portals conflict on this ground. One Sunset Ranch listing marked as Douglas displays New Underwood schools in its assigned school panel while other Douglas listings in the same subdivision display Patriot Elementary. Confirm the assignment for the parcel with the district office rather than relying on a portal.
Water, septic and roads
Every parcel here is on an individual septic system, permitted by Pennington County. There is no sanitary sewer district and none is coming, so a septic inspection is part of every purchase and a percolation test is part of every vacant lot.
Water comes from a private well that serves Sunset Ranch and only Sunset Ranch. Not a city utility, not a rural water district, not a system shared with the next subdivision over. The upside of that is a small system with a short list of people on it. The thing to understand is that a system that small has no one else to spread a repair across, so ask what the reserve looks like and who operates it before you close.
Listing remarks on lots here have referenced a tap fee in the range of twelve thousand dollars. Treat that as a real line in a build budget rather than a formality, and get the current figure and the ongoing monthly rate in writing along with it.
One thing that is flatly wrong no matter where you read it: Pennington County parcel records list the West Dakota Water District on every parcel in Sunset Ranch, as they do on essentially every parcel in the county. That is a regional planning and funding district. It is not a utility and it sells water to nobody. If a listing sheet names it as the water provider, that listing sheet is wrong.
The roads are in the Sunset Ranch Road District, and they are gravel. That means district assessments and district managed grading and snow removal rather than county service. Ask what the current assessment is per lot and who shows up after a storm, because out here that is not a small question.
Fire, law and the boundary that does not match
Fire protection for all 111 parcels comes from the New Underwood Fire District, including the seventy two parcels that send their kids to Douglas schools. Fire and school boundaries do not line up here, which is exactly the kind of thing that trips people up.
Law enforcement is the Pennington County Sheriff, as it is everywhere in unincorporated Pennington County. There is no municipal police department because there is no municipality.
What lots cost here
Vacant lots at Sunset Ranch have been actively listed, in the range of roughly $90,000 to $101,000 for parcels around five to seven acres, with built homes on Gateway Drive listed in the $650,000 to $730,000 range as of August 2026. Those are asking prices, not sales, and they are what sellers hoped for rather than what buyers paid.
