Sheridan Lake Road
One road, a half-dozen very different ways to live on Rapid City's west side.
Facts checked October 2026
If somebody tells me they want to live off Sheridan Lake Road, my next question is simple: how far out? Near Canyon Lake, you are looking at established west-side homes, Meadowbrook Golf Course and quick access to Jackson Boulevard. A few miles south, Arrowhead is the landmark. Keep going and you hit Countryside under the pines, Red Rock around the golf course, then newer development toward Catron. Same road, completely different purchase. Rapid City actually uses the name Sheridan Lake Road Neighborhood Area in its planning documents. Fine for a map. Not very useful for pricing a house. The planning area crosses the city line, and utilities, covenants and road responsibility can change between nearby streets. I use the corridor to get a buyer oriented, then we stop talking about the road and start talking about the actual neighborhood.
Why people buy here
Tell me the landmark you mean, not just Sheridan Lake Road. Canyon Lake, Arrowhead, Countryside, Red Rock or Catron tells me what kind of house and due-diligence list we are actually dealing with.
Where it is
Southwestern Rapid City and adjacent Pennington County along Sheridan Lake Road. Rapid City's 2014 planning area used Spring Creek, Jackson Boulevard, Skyline Drive and a western section-line description for orientation. It is not a legal subdivision boundary.
Start at Canyon Lake and drive south
At Jackson Boulevard, Sheridan Lake Road still feels like the west side of town. Canyon Lake Park, Rapid Creek and Meadowbrook Golf Course are right there. Canyon Lake gives you older homes on larger city lots. Chapel Valley tucks into the pines just west of the road and feels far more Black Hills than its Rapid City address suggests.
That is the established end of the corridor. You are mostly comparing condition, mechanical updates, roof history and drainage, not waiting on the next phase to be released.
Arrowhead is where the corridor changes
By 3675 Sheridan Lake Road, Arrowhead Country Club becomes the landmark. The club is private. The bigger real-estate story in 2026 is the ground around it.
Hills View Homes is marketing The 19th at Arrowhead, and a Hills View home at 3622 Westridge Road was the featured home for the 2026 Parade of Homes. Hills View is also advertising 25 available lots. Their main community page still says Coming Soon, so I would verify the exact lot release and current pricing before writing anything down in ink.
Buying nearby does not automatically include Arrowhead membership or golf access. That is a separate conversation with the club.
Countryside and Red Rock are where the road name stops helping
South of Arrowhead, the road name stops being useful quickly. Countryside is older, heavily treed and split by jurisdiction and sewer service. Red Rock is a different animal: newer custom homes around a public course, almost all inside Rapid City, and split into lower and upper price tiers by plat.
If two listings are five minutes apart but one is Countryside and the other is Red Rock, I do not use the same checklist or the same comps. The plat matters more than the road.
Then Catron changes the conversation again
Keep going south toward Moon Meadows and Catron and the housing gets newer. This is where the city has long expected more growth, and today you have established streets mixed with active projects like Bella Vista Estates and Stoney Creek Reserve.
At this end of Sheridan Lake Road, I care less about whether the house is 'west side' and more about which subdivision, what is still being built around it, and what the finished neighborhood is supposed to look like.
What I check before I care about the kitchen
On this corridor I start with five boring questions: city or county, water source, sewer or septic, recorded covenants, and who maintains the road. Then I look at roof history, radon, drainage, the flood map where creeks matter, and the insurance quote if the lot climbs into the pines.
A Rapid City mailing address does not answer those questions. Neither does the house next door. Pull them for the exact parcel.
How Sheridan Lake Road fits together
What homes cost here
There is no useful Sheridan Lake Road price range. You would be blending Canyon Lake, Countryside, Red Rock, new construction and county property into one number. Price against the actual neighborhood and the actual house.

Why buyers choose Sheridan Lake Road
- Canyon Lake, Meadowbrook, Arrowhead, Red Rock and the Catron side of town all sit on one easy north-south spine.
- You can choose established west-side housing, pine lots, golf-course living or active new construction without leaving the corridor.
- Sheridan Lake Road is one of the cleanest routes from Rapid City into the central Hills.
What to check at this address
- Jurisdiction
- City and county both appear along the broader corridor. Verify the parcel.
- Water
- City, district or association service, and private wells all appear. Verify the address.
- Sewer
- City sewer, district sewer and private septic all appear. Verify the address.
- Streets and snow
- Rapid City treats Sheridan Lake Road as an arterial and emergency route before lower-priority residential streets. Side streets and county or private roads follow their own service plan.
- Fire district
- Rapid City Fire covers city parcels. Unincorporated addresses depend on the serving district.
- The city line cuts through the broader area, so taxes, police, fire and permits can change by address.
- Water and sewer are not one-size-fits-all out here.
- Pine, slope and drainage change the insurance and inspection conversation fast.
- New construction around Arrowhead and Catron means the view across an empty lot can change.

Radon
The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.
Read the full guideHail and roof age
Hail season here runs from late May through August, so ask for the roof age, the last claim history and any impact-resistant rating before you write.
Wildfire risk and insurance
Tree cover and slope change across the corridor. Obtain a bindable insurance quote for the address and review defensible-space expectations where ponderosa stands near the house.
Read the full guideCovenants and HOA documents
Read the covenants before you write, especially on outbuildings, RV and trailer parking, fencing, rentals and exterior materials.
Property taxes
Look up the actual assessed value and the current levy for the parcel instead of trusting the listing figure, which is often a year or more behind.
Read the full guideFlood mapping
Rapid Creek and other drainage ground cross parts of the broad planning area. Check the effective FEMA map and obtain an insurance quote for the exact parcel rather than applying a corridor-wide answer.
Where the water goes
Walk the lot and look at how the ground falls away from the foundation, where the downspouts end and whether the low corner of the yard holds water. Ask a neighbor what the street does in a hard August rain.
Septic system
Wastewater service changes across the corridor. If the parcel uses septic, review the permit, location, inspection and pumping history before purchase.
Read the full guidePrivate well
If the home is on a well, ask for the well log, test flow rate and water quality, and find out the age of the pump and pressure tank before you remove inspection.
Read the full guideSnow removal on this street
Ask which priority tier the street is on, or whether anybody plows it at all. On a grade or a cul de sac it changes how you get out on the third morning of a storm, so ask a neighbor rather than the seller.
Which school this address feeds
A district line can run through a single subdivision, so confirm the assignment for the specific address with the district office rather than the plat or the listing. Boundaries also change between years.

Common questions about Sheridan Lake Road
Is Sheridan Lake Road one neighborhood?
No. It is a corridor. Rapid City also uses the name for a broad planning area, but Canyon Lake, Chapel Valley, Countryside, Red Rock and the Catron-area subdivisions are separate places.
Is all of it inside Rapid City?
No. The broader planning area crosses the city line into unincorporated Pennington County, so jurisdiction and services can change by address.
What is The 19th at Arrowhead?
It is Hills View Homes' new community near Arrowhead Country Club. A Hills View home at 3622 Westridge Road was the featured 2026 Parade of Homes home, and the builder is advertising 25 available lots. Confirm the current release, pricing and build schedule directly before writing around a specific homesite.
Are utilities the same all the way down Sheridan Lake Road?
No. City water and sewer, district or association service, private wells and septic all appear in the broader corridor. Verify the exact address.
Does buying near Arrowhead include club membership?
Do not assume it does. Arrowhead Country Club is private, and club access or membership should be confirmed separately from the real-estate purchase.

What to check before you write an offer
On any address you are serious about, buyer due diligence should include the school assignment from the district, the water quality report from the utility that serves it, and the assessed value and levy from the county. Here are the sources for each one.
The sources, by category
Schools
Confirm the assigned school for a specific address with the district, because boundaries change and they change more often than people expect. Rapid City Area Schools boundary maps · Douglas School District 51-1 · Meade School District 46-1 · Spearfish School District 40-2 · School and district profiles on GreatSchools · Preschools and private schools in the Black Hills
Drinking water
Every public water system publishes an annual water quality report. Read the one for the system that serves the address you are considering, not the one for the town next door. Rapid City water quality reports · City of Box Elder Water Division · City of Spearfish water · EPA drinking water lookup
Property taxes and assessed value
Pennington County Equalization · Meade County Equalization · Lawrence County Equalization
The county record, the plat and the recorded covenants are the three documents to read on any address here. I do not rate schools and I do not characterize neighborhoods as safe or unsafe. Those readings are yours to make from the sources above.
