The Bluffs and Carriage Hills sit on the southwest ridgelines near Sheridan Lake Road and Catron Boulevard. They are two of the neighborhoods I show most often to buyers who want square footage, a garage that fits real equipment, and a view.
The housing stock
Most of what you see here was built in the 1980s and 1990s: spacious ranches and two-stories running from about 2,000 to more than 4,000 square feet. Walkout basements are common because of the terrain, and three stall garages are a normal feature rather than an upgrade. Many homes have been renovated by owners who intended to stay, which tends to mean the work was done for living in rather than for a quick resale.

The setting
You are near Canyon Lake Park and the Skyline Wilderness Area trails, and about 20 minutes from both Pactola and Sheridan Lakes. For a household that spends weekends on the water or on trail, that drive time is the whole argument for buying on this side of town.
