A third of an acre, sixteen minutes to downtown Rapid City, and a Rapid City mailing address that is not Rapid City. The trees planted with these houses are forty five years grown and the streets close over in July. Prairie and the Hills at the end of the block. That third of an acre costs about what a fifth of an acre costs inside the city limits, and it is enough yard for a garden, a trailer and a dog at the same time. What comes with it is a neighborhood that runs its own utilities. The association owns the water system and the subdivision drains to its own lagoon, so there is a monthly user fee, a set of road and winter parking rules, and a share of whatever capital project comes next.

Minutes from Rapid City, yet far enough away from the hustle and bustle of the city. Wide open views of the prairie and the hills. Walk your dog, go for a stroll or just listen to the birds hop between the mature trees. Weston Heights provides a slower pace a lot of folks enjoy, but yet you can be at a restaurant or a grocery store in minutes.

The houses are 1979 to 1981 ranches and split levels, attached garages and full basements normal for the era. At forty five years old the roof, the furnace and the service panel are the whole spread between two houses on the same street, so read the mechanical dates before the finishes.

Water here is the association's system rather than a private well on each lot, and sewer runs to the subdivision's own lagoon rather than individual septic tanks. That means a monthly utility bill and a share of whatever the association takes on next. The association bought the system from the developers after water quality problems, a certified operator, Sage Water Works, runs it under contract, and a rebuild funded by a state grant and a low interest loan was projected to add about sixteen dollars a month. A well pump was replaced in July 2025. Ask for the current rate, the last two years of minutes and any pending assessment before you remove your inspection contingency.

The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.
