Fifty two acres of common ground for 56 lots. That ratio is the whole character of Enchanted Hills, and it is why the place feels emptier than the lot count suggests when you drive it. The Enchanted Hills Homes Association describes a development of 56 lots with 55 owners, and says it manages 52 acres of common area. The association currently publishes annual dues of $50; verify the current amount before closing.
The association covers less ground than the name does
The association's 2023 declaration legal description explicitly covers portions of Enchanted Hills Subdivision and Enchanted Hills Subdivision No. 2. It does not establish coverage of No. 3 or No. 4, and this page does not claim it does.
The recorded Enchanted Hills name extends beyond the two plats specifically described in the association declaration available on the HOA site, so association obligations need to be checked on the exact parcel.
In practice that means two houses a few hundred feet apart can sit under different documents. Get the declaration, the dues status and the common area obligations for the parcel itself.
Utilities, jurisdiction and schools
Water service, wastewater, city limits and school assignment all need to be verified by address here rather than assumed from the neighborhood name. The county parcel record and the district are where those answers come from.
