This is old Rapid City. Original Tudors with leaded glass still in the windows. Houses that sprawl sideways across what would be two lots anywhere newer. A handful that read like an 1800s mansion because that is exactly what they are. The lawns are cut, the elms and ash are eighty feet tall and meet over the street, and the whole district has been on the National Register of Historic Places since 1974.

Where it is

Bordered by Kansas City Street, Fairview Street, and North 7th and 8th Streets, immediately west of downtown.

Condition, and nothing else, sets the price

Two houses of the same size on the same block sit at the mid $200s and at $800,000 and up. What separates them is wiring, plaster, windows and whether somebody already spent the money.

Walk in and look up. Original plaster ceilings and crown work are the reason people buy here. Knob and tube behind them is the reason some of these sit. Ask what has been rewired, ask what the windows are, and ask for the receipts rather than the story.

The trade is real. You will not find this millwork, these ceiling heights or these trees in anything built after 1950 in this town, and you will not find a house here that does not ask something of you.

Living six blocks from Main Street

Wilson Park is the middle of it, and the boulevard itself is a green strip you walk down rather than a road you cross. Downtown is five minutes on foot: Main Street Square, Art Alley, the summer farmers market, restaurants you can leave your car for.

Monument Health is a mile and a half. The airport is twenty one minutes. You are closer to everything here than you are from almost anywhere newer in Rapid City, and that is not an accident, it is where the town started.

These are old houses on old ground. Radon is a regional fact and these basements are where it shows up, and a hundred year old roof line and a South Dakota hailstorm are not friends. Both are manageable. Neither is optional.

A house here that needs work starts in the mid $200s. A fully restored one runs $800,000 and up. That spread is the widest of any neighborhood in Rapid City, and it is entirely about condition: the same square footage on the same block can sit at either end of it depending on whether the wiring, the plaster and the windows have been dealt with.
