An established southwest subdivision with covenants, a common park and easy access to Sheridan Lake.

Countryside sits southwest of Rapid City off Sheridan Lake Road. It is an established neighborhood that does the unglamorous things well, which is exactly why buyers who tour it tend to come back to it.

The housing stock

The homes are predominantly 1980s and 1990s split levels and multi-levels, generally between 1,500 and 3,500 square feet. Lots run near half an acre, which is a lot of ground for a city subdivision, and the trees planted when the neighborhood went in have filled out into real shade.

There is an HOA with covenants here. Buyers should always review covenants and HOA documents before writing, because covenants shape what you can park, build and add later, and people should know what they are agreeing to rather than discover it afterward.

The setting

The subdivision has a common park and a walking path, and the location puts Sheridan Lake recreation close enough that a weekday evening on the water is realistic rather than a project.

The drive into central Rapid City is straightforward down Sheridan Lake Road, so you get the edge-of-the-Hills feel without a long commute.
