Skyline Drive

The ridge over Rapid City. You can see all of it from up here.

Typical Lot
3.16 acres at the median. The middle half runs 2.19 to 5.02 acres.

Facts checked August 2026

Six minutes from downtown, and above all of it. The ridge runs down the middle of Rapid City with town laid out on one side and the Hills stacking up on the other, and you get it from the kitchen window the same as from the deck. Three acres at the median, which inside city limits here is not normal. Dinosaur Park sits on this same ridge, and Skyline Wilderness runs along the top with trails off the road. Six minutes to downtown, seven to the hospital, and you are still above the whole town. City water and city sewer on lots this size is the other reason people end up here instead of on acreage further out. The trade is the ridge itself: wind, grade, a driveway that works in the winter, and only 42 homes total, so what you want does not come up often.

The houses on the ridge

Custom, one lot at a time, over decades. Nobody made anybody match, so a 1970s cedar and glass house sits up the road from something finished last decade. Judge each one on its own systems rather than on the address.

The ridge gets the weather first. Wind comes across the top of it, and the same wall of glass that sold you the house is what you heat in January. Ask the seller what the utility bills run through a cold month.

Then walk the driveway. Length, grade and which direction it faces decide how your winter goes up here, and no plow route fixes the last two hundred feet between the road and your garage.

Dinosaur Park sits on the same ridge as the houses, with Skyline Wilderness trails running off the road.

What homes cost here

No verified set of recorded sales for Skyline Drive sits behind this page, so there is no sale range published here. Houses on this ridge trade one at a time, and the view, the access and the ground under the house decide what any one of them is worth.

Radon

The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.

Hail and roof age

Hail season here runs from late May through August, so ask for the roof age, the last claim history and any impact-resistant rating before you write.

Wildfire risk and insurance

Get an insurance quote before your inspection deadline, because a pine-heavy lot can change the premium and, in some cases, the carrier's willingness to write it at all.

Look up the actual assessed value and the current levy for the parcel instead of trusting the listing figure, which is often a year or more behind.

A bare lot is a lot with no house on it. It is not a listing. Most are owned by somebody who is not selling.

What that means for you

Nineteen open lots on a ridge is the rare chance to build inside city limits on acreage, and it also means your neighbor's house may go up after yours. Walk the specific lot for grade, driveway length and where the water and sewer stubs sit.

Property Tax Context

What the county assessment shows

The county carries 42 homes on Skyline Drive at a $1,100,800 median, with the middle half between $734,700 and $1,316,800. That is the highest assessed median of any Rapid City neighborhood in these guides.

These are county assessed values used for property tax purposes. They are not sale prices and not asking prices.

County assessment roll for Skyline Drive. South Dakota aims to equalize assessments at 85 percent of market value. That is a statewide target rather than a promise about any one property, and it does not turn an assessment into a comparable sale. Assessments are set in November for the following year, so recent sales are not in them. Current comparable closings on the specific street are the honest read here.

Questions

Common questions about Skyline Drive

How big are the lots on Skyline Drive?

3.16 acres at the median, with the middle half between 2.19 and 5.02 acres. This is acreage, not a subdivision of yards, and it sits inside Rapid City limits, which is unusual.

Is Skyline Drive on city water and sewer?

Yes, both. There are city water mains, hydrants and sanitary sewer mains through the area, which is rare for lots this size and is one of the practical reasons this address works.

What do homes cost on Skyline Drive?

No verified set of recorded sales for Skyline Drive sits behind this page, so no sale range is published. Houses on this ridge trade one at a time, and the view, the access and the ground under the house decide the number.

Does the city plow Skyline Drive?

Yes, and most of it is Level A, the first priority tier. On a ridge road with this much exposure that matters more than it would somewhere flat.

How far is Skyline Drive from downtown?

6 minutes and 2 miles to downtown Rapid City, 7 minutes to Monument Health hospital, and 25 minutes to the Ellsworth main gate.

Third-Party Sources

What to check before you write an offer

On any address you are serious about, buyer due diligence should include the school assignment from the district, the water quality report from the utility that serves it, and the assessed value and levy from the county. Here are the sources for each one.

The sources, by category

Schools

Confirm the assigned school for a specific address with the district, because boundaries change and they change more often than people expect. Rapid City Area Schools boundary maps · School and district profiles on GreatSchools · Preschools and private schools in the Black Hills

Drinking water

Every public water system publishes an annual water quality report. Read the one for the system that serves the address you are considering, not the one for the town next door. Rapid City water quality reports · City of Box Elder Water Division · City of Spearfish water · EPA drinking water lookup

The county record, the plat and the recorded covenants are the three documents to read on any address here. I do not rate schools and I do not characterize neighborhoods as safe or unsafe. Those readings are yours to make from the sources above.
