Skyline Drive runs along the ridge that separates the east and west sides of Rapid City. It is the highest profile address in town in the literal sense, and the reason people buy here is almost always the view.
The housing stock
The ridge holds a mix of established homes and newer view homes, and nearly all of them are marketed on the same strength: panoramic looks at the city on one side and the Hills on the other. Lots vary a great deal depending on where they sit on the slope, so two houses with similar square footage can live very differently.
With hillside property I spend time on the things that matter here rather than the things that photograph well. Access and driveway grade, drainage, deck and retaining structures, and how the home handles wind and winter sun. We look at all of it before we talk price.
What is around you
Skyline Wilderness Area sits right on the ridge with single-track trails running through it, so trail access is a walk rather than a drive. Dinosaur Park, the concrete dinosaurs that have watched over the city since the 1930s, is the landmark at the top.
Practically, the location is hard to beat. You drop off the ridge into downtown in a few minutes, and the medical campuses are equally close, which matters to a lot of the buyers I work with.
