Hart Ranch

Foothills living south of Rapid City around a top ranked golf course, outside city limits.

Hart Ranch sits south of Rapid City in the foothills, outside city limits in the county's platting jurisdiction. It is also the name I have to untangle most often, because three different things share it and buyers arrive assuming they are one thing.

Three Hart Ranches, and why the difference matters

The first is Hart Ranch Camping Resort Club, a member-owned RV resort run as its own separate corporation. Buying a membership there is not buying residential real estate, and it does not come with a house or a lot in a subdivision.

The second is Hart Ranch Golf Club, an 18 hole Patrick Wyss design that opened in 1987. It has repeatedly been ranked the top public course in South Dakota, and for a lot of buyers it is the entire reason they are looking out here.

The third is the residential side, developed by Hart Ranch Development Company as the Village on the Green subdivisions. That is where you actually buy a home or a lot. A phase approved in 2021 added 17 single family lots of roughly half an acre to three-quarters of an acre near the golf course. There are active homeowners associations here, so plan on reading the recorded documents. Buyers should always review covenants and HOA documents before writing an offer.

The setting and the history

The land traces back to John Harrison Hart's cattle ranch from the 1880s gold rush era, and the topography still reads that way: open foothill ground rolling up toward the pines rather than a flat grid. Being outside city limits changes some practical questions, including which services are municipal and which are not, and those answers are address specific.

Golf is the organizing feature of the residential side. Lots near the course carry a different value story than lots set back from it, and view corridors matter here the way they do on any hillside.

Inventory, honestly

I will be straight with you: inventory at Hart Ranch is limited, and the specifics change. Lot availability, which phase is releasing, what the association currently governs and what is actually listed can all be different by the time you read this. Rather than publish numbers that go stale, I pull current Hart Ranch listings directly from the MLS when you ask, and we look at them together with the covenants in hand.

If the golf course is the draw, tell me that up front. It narrows the search to a handful of streets and changes what I watch for on your behalf.
