Why estimates vary here

Online estimates are a starting point in the Black Hills.

Automated valuation models are genuinely good at pricing tract homes in subdivisions where fifty houses share a floor plan. Feed one of them a three bedroom ranch in a Rapid City neighborhood with twelve recent sales nearby and it will often land close.

Our inventory is not that. Around here a single street can hold a 1,400 square foot home on a city lot and, a mile later, ten acres with a shop, a well and a view of the ridgeline. Acreage, view corridors, outbuildings and shop space, gravel road access and winter maintenance, private wells and septic systems, walkout basements cut into a hillside, and one of a kind custom homes do not comp cleanly, because there is often nothing truly comparable within a reasonable radius.

That is why the same address can come back with wildly different figures from Zillow, a bank site and your county assessment. None of them walked the property. None of them know that the shop is heated, that the view is protected by the terrain behind you, or that the last similar sale two miles away closed with seller concessions that never show up in the number.

So use the estimate. It is a fast, free way to get oriented, and I would rather you start with data than with a guess. Then let a person who has stood in hundreds of homes in these towns look at it with you.

How I price a home

A real comparative market analysis

I pull what has actually closed near you in recent months, then read each sale rather than averaging them. Square footage, lot, age, finish level, garage and outbuilding space, and how each home was presented when it sold. Active and expired listings matter too, because they show what buyers walked away from.

Current buyer demand

Price is a conversation between your home and the buyers who are shopping this month. I look at how many comparable homes are competing with you right now, how quickly they are going under contract, and where showing traffic is concentrated by price band.

Condition and updates

Mechanicals, roof age, windows, kitchen and bath finishes, flooring, and the small repairs buyers use as leverage. I tell you which projects change your sale price and which ones you can skip, because spending money that does not come back is not a plan.

What presentation does to perceived value

Before I sold homes I photographed them for years, and I watched two nearly identical houses get very different responses because of light, staging and the order of the photos. Preparation, staging and photography all serve one goal: we want to provoke a feeling. Buyers buy the feeling first and justify it with the numbers after. Staging helps in a lot of cases, and whether your home needs it is something we decide together once I have walked it.
