A Black Hills feeling neighborhood inside city limits, west of Jackson Boulevard.
Chapel Valley sits west of Jackson Boulevard, south of Canyon Lake, and it is the neighborhood I point to when someone says they want to feel like they live in the Black Hills without leaving the city limits. You drive in and the pines close around you.
The housing stock
Most of the valley was built in the 1970s and early 1980s, and the homes carry the best parts of that era: vaulted ceilings, large windows placed to catch the hillside, and real wood detailing. Most are over 2,000 square feet. There are also hillside condominiums for buyers who want the setting without the yard, plus newer custom homes filling in where lots allowed.
Homes from that period reward a careful look at mechanicals, windows and decking, and that is a normal part of how we evaluate a property together rather than a reason to avoid the area.
What is around you
Chapel in the Hills, the stave church replica, sits at the back of the valley and is the landmark everyone knows. The bike path is walking distance, Meadowbrook Golf Course is close, and Skyline Wilderness Area trails are just up the ridge.
It is a quiet pocket with one main way in and out, which keeps traffic down and makes the valley feel more separate than the drive time to downtown suggests.
