Acreage and canyon

Ranked by the median lot, from fourteen acres down to one and a third.

Ranked by the median lot in the county record, largest first. The number that matters on this list is not the acreage though. It is whether the ground is on city services or on a well and a septic system, because that is the difference between a house you inspect and a system you inherit.

  1. 1 / Rapid City

    Hart Ranch

    13.93 acres at the median. Septic and a private community water system serving 148 connections, no hydrants, and the city does not plow it. Three road districts do.

  2. 2 / Spearfish

    Mountain Plains

    3.47 acres. Unincorporated Lawrence County, not the City of Spearfish, which is what people get wrong. 60 of 173 parcels sit in a road district.

  3. 3 / Spearfish

    Lookout Mountain

    3.33 acres, and only three of twenty five parcels carry a house. Almost all of this is still land, so you are most likely buying a lot and building on it.

  4. 4 / Rapid City

    Skyline Drive

    3.16 acres, and the exception on this list: inside Rapid City limits on city water and city sewer, on a Level A snow route. The most expensive assessed pocket in the city at $1,100,800.

  5. 5 / Piedmont

    Golden Valley

    3.01 acres between Piedmont and Black Hawk, on Double Tree Drive. Well and septic. Thirty minutes to downtown Rapid City.

  6. 6 / Piedmont

    Timberwood Park Estates

    2.75 acres on Northwood Drive and Frontier Loop, wooded, with 17 bare lots out of 128 platted parcels and another 20 slivers and common ground.

  7. 7 / Piedmont

    Prairie Haven

    2.43 acres, and 18 of the 70 parcels have no house on them, which makes it the one where you get a choice of lot. Twenty six minutes to downtown Rapid City, the closest of the Piedmont acreage plats.

  8. 8 / Sturgis

    Vanocker Canyon

    Seventeen miles of canyon road where the middle half of parcels run 0.21 to 3.58 acres. Where you sit on the road matters more than anything else about the address.

  9. 9 / Sturgis

    The Boulder Canyon Corridor

    Canyon acreage on US 14A. Asking prices run $650,000 to $1.45 million but the 198 homes on Blucksberg Mountain assess at $318,206, so there is more here inside a normal budget than the listings suggest.

  10. 10 / Rapid City

    The Bluffs and Carriage Hills

    1.34 acres, inside Rapid City limits, and every single home is on septic. That lot size is what makes the septic work at this density.

The same four questions on every one of these, and I would rather you asked them before the inspection window than during it. Ask for the well log, which carries the flow rate and depth. Get the septic inspected and ask when it was last pumped. Find out who plows the last stretch to the house and whether that is a county road, a shared easement or you. And ask the insurance carrier what it thinks of the site, because wildfire defensible space is a cost and a condition, not just a conversation.

One more thing worth saying now that there are more guides on this site than there were. The list above ranks platted neighborhoods, and several whole towns belong in the same conversation. Colonial Pine Hills is ponderosa pine at about 4,100 feet on well or association water and private septic on every parcel. St. Onge is creek bottom and dryland eleven miles from the hospital in Spearfish with no irrigation district assessment on it. Newell and Nisland are the opposite case, irrigated project ground that carries a per acre district assessment as a lien whether you irrigate or not. Green Valley is flat prairie at about 3,000 feet where the school district changes street to street. Those are four completely different propositions and each one has its own page.
