Sturgis is a complete town for 50 weeks a year, which is not what people who have only been here in August expect.
Why people move to Sturgis
I grew up in this town. Went to school here, my parents are still here, so I am not neutral, and I am also not going to oversell it.
Sturgis is 7,100 people with everything a town needs inside it. Its own Main Street, its own grocery, its own hospital, its own high school. A grocery run is ten minutes and it does not involve the interstate. Bear Butte stands up off the prairie northeast of town and Fort Meade is right there for a morning outside. Older homes near the core sit under mature trees on blocks you can walk. Newer building is on the edges. Your dollar buys more square foot here than it does in Rapid City.
Then there is August. The 85th Rally in 2025 drew 537,459 vehicles over ten days. Main Street closes, traffic is heavy, everything surges in price and the rental market goes wild for a week and a half. I was a kid here for that week, every year, and I know which streets you learn to avoid and how fast the quiet comes back when it ends.
Some buyers want to know exactly what a house rents for that week. Others want to be far enough off the corridors to sleep through it. Those are different streets, and I did not learn which from a map.
Rapid City is about 30 minutes. The Ellsworth gate measures 48, so if you are reporting to the base every morning this is not the town for it. Drive the Rapid City run in January before you decide.
Why buyers choose Sturgis
- A complete small town: its own Main Street, its own high school, and services you do not drive to Rapid City for.
- Price per square foot runs below Rapid City, which is the financial argument for the drive.
- Bear Butte and Fort Meade are right there for a morning outside.
- Interstate access south to Rapid City and west to Spearfish and Deadwood.
Things to consider
- Rapid City is roughly 30 minutes and the Ellsworth gate measures 48, which puts a daily base commute out of reach for most buyers.
- The first two weeks of August put the Motorcycle Rally at your door, not near it.
- Canyon addresses west of town are outside city plowing, so ask who clears the last stretch.
- The in town housing stock is older, which means older roofs and older systems.
Schools and trades
Sturgis Brown High School is the Meade County high school and draws from a wide area including Summerset and Piedmont, so a lot of the student body arrives by bus from outside town. Its career and technical program covers welding, machining and agriculture, supported by the Meade County technical education center, and those shops run in the same building as everything else.

Sturgis is not one market. These are the Sturgis neighborhoods buyers ask me about most, each with its own guide.
Built around Boulder Canyon Golf Club, with a brand new clubhouse and 159 lots still open.
Moose, Badger, Blacktail and Whitetail, south Sturgis on city water and sewer, 115 of the 120 recorded parcels carrying a house.
106 single family lots on 34 acres south of I-90, built mostly between 2015 and 2021, with a covered public playground on Meadows Drive.
A county seat downtown that runs on ordinary weeks and one extraordinary one.
The plat names you will see on Sturgis listings, street by street, with city plowing and Main Street a walk away from parts of it.
A federal historic district on one side, a state park on the other, and rural acreage along Bear Butte Creek in between.
A brand new neighborhood inside Sturgis city limits on the east side of Avalanche Road, with paved streets in, city water and sewer, and I-90 access at the door.
Twisted Oak and Rockyridge northwest of Sturgis, 40 platted lots from a third of an acre to three and a half, and two houses standing so far.

Can you Airbnb or short-term rent in Sturgis?
Sturgis has no short-term rental licensing ordinance. What the city does regulate directly is residential camping during the Rally, which is a different thing than renting out a house, so a rental plan and a camping plan run into two different sets of rules.
The rules in detail
- Sturgis has no short-term rental licensing ordinance. Home rentals here operate under South Dakota Department of Revenue registration and taxes rather than a local license.
- What the city does regulate is residential camping during the Rally, under an ordinance updated in 2026. As I understand it, that sets by-right limits at owner occupied homes, requires a permit above those limits, and bars camping on vacant lots and non owner occupied properties. Confirm the final adopted details with the city.
- That is a notable contrast with Spearfish, where a short-term rental licensing debate has been the live issue. Sturgis has put its rules around camping instead, so do not assume one town's framework applies in the other.
- Combined lodging tax inside Sturgis city limits is 8.7 percent.
- Renting 10 or more days a year requires a South Dakota sales tax license, and South Dakota Department of Health lodging licensure applies. Statewide tax is 4.2 percent state plus 1.5 percent tourism tax, with municipal tax added in city limits.
- Verify current requirements with the City of Sturgis for the specific address, and read subdivision covenants, which can restrict rentals privately even where the city does not. Tax and licensing questions belong with your accountant or attorney, and I will help you get to the right person.
- If the property is outside city limits, you are under a different jurisdiction. Unincorporated Meade County has no countywide zoning ordinance or rental permit, while unincorporated Pennington County to the south requires a Vacation Home Rental license. Know which one your parcel is in, and confirm county permits, septic approval and covenants either way.
Short-term rental rules change, and they change fast. This summary reflects my research as of August 2026 and is general information, not legal advice. For roughly ten days the town belongs to the Rally. Main Street closes to normal traffic, side streets carry noise past midnight, contractors and commuters plan around it, and plenty of residents either rent their place out or leave.

A multi day Mustang gathering with cruises, competition, a show and shine and downtown activity. It is smaller than the motorcycle rally but still creates a noticeable event week.

Many owners do. Separately, the city regulates residential camping during the Rally under an ordinance updated in 2026, which is a different question than renting the house itself. Verify the current rules with the city for your address and read your covenants before you count on that income, because Rally rental demand is real but variable rather than guaranteed.
How far is Sturgis from Ellsworth AFB?
Forty eight minutes and 38.2 miles to the gate, mostly interstate, with downtown Rapid City 33 minutes. It is a longer commute than Summerset or Black Hawk, and buyers usually make that trade for price per square foot or for the town itself.
