Whitewood is a town of about 1,000 with three much larger towns each ten minutes off, and prices set by the fact that it is none of them.
Why people move to Whitewood
Eight miles east is Sturgis and Bear Butte. Ten to twelve miles southwest is Deadwood and the casinos. Ten to twelve northwest is Spearfish and the canyon. Rapid City is about 35 minutes. You live in none of it and you can be in any of it before your coffee goes cold.
Roughly 1,000 people, a short main street, and the interstate ramp right there. Three places to eat and locals rotate through all of them: the Hideaway Diner and Bar, Bullwackers, the Mill Iron Coffee House.
In August you hear the Rally instead of living inside it. Close enough that homes here rent well that week, far enough out that the grocery run still works.
What you give up is having any of it in your own town. The grocery store, the hospital and the main street with something happening on it all belong to somebody else's address, and prices here reflect that.

Whitewood is in Lawrence County but belongs to Meade School District 46-1. That is not a typo and it catches people. County services, county recording and county rules follow Lawrence County. Schools follow Meade. If you are comparing two towns on taxes, services and schools at the same time, you have to look at them separately here.
On homes at the edge of town, that same care goes to the utilities. A parcel here can be on city water and sewer, on a district or association system with a monthly bill and a share of the next repair, or on a private well and a septic system you own outright. Which one it is changes the monthly cost, the inspection scope and sometimes the loan, and it changes parcel to parcel out here. - Rally-season rentals are common here and operate under state requirements. Ask the city whether a business license applies to the address before Rally week gets close.
- Unincorporated Lawrence County declined to require a vacation home rental permit, so county addresses near town have no county permit to obtain.
- Municipal taxes apply inside city limits, on top of the statewide 4.2 percent state tax and 1.5 percent tourism tax.
- Renting 10 or more days a year requires a South Dakota sales tax license, and South Dakota Department of Health lodging licensure applies.
- Read any subdivision covenants. Private restrictions can prohibit what the city does not.

School district boundaries in South Dakota were not drawn to match county lines, and this is one of the places where they diverge. Whitewood is Lawrence County for county purposes and Meade 46-1 for schools. Older students go to Sturgis Williams Middle and Sturgis Brown High.
What is Whitewood like during the Sturgis Rally?
Busy but livable. You are eight miles from Sturgis, so you feel the traffic and hear the bikes, and rentals do well, but the town is not the epicenter. That balance is the main reason some buyers choose here over Sturgis itself.
How far is Whitewood from Rapid City?
About 35 minutes, with Ellsworth Air Force Base roughly 40. Sturgis is eight miles and Deadwood and Spearfish are each 10 to 12 miles, which is why day to day errands rarely require the long drive.
Can I rent a Whitewood home during Rally week?
It is common, and the city code contains no short-term rental provisions, though a general business license may still apply. State sales tax licensing applies once you rent 10 or more days a year, and lodging licensure applies. Confirm with the city and read the covenants before you count on the income.
