Two houses. Forty lots. That is Hidden Valley Estates right now, about two and a half miles northwest of Main Street on the Boulder Canyon side of town. So you are not shopping houses here. You are shopping ground, and the ground is the good part: Twisted Oak Road carries most of the lots, Rockyridge Road picks up four more, and three separate open space lots are platted in alongside them rather than sold off as homesites. Sizes run from about a third of an acre up to three and a half, with the middle of the plat right around an acre and a half.
Why people buy here
Buying a lot is a different transaction than buying a house, and people underestimate that. Financing works differently and the build timeline is yours. What you get for it is the pick of the ground, and on Twisted Oak the ground is the reason to be out here at all.
What is built
Two of the 43 recorded parcels carry a structure in the Meade County record. The other 41 are land.
Meade County reassesses every year, so pull the current parcel specific assessed value at offer time rather than working off a neighborhood figure. What a lot on Twisted Oak trades for depends on what is stubbed to it and how the grade sits, and neither of those shows up on an assessment card.
Living on an unfinished street
With two houses standing, whoever buys next lives beside construction for years. Concrete trucks, framing crews, mud in the spring. That is the honest cost of getting in early on ground this size inside the city district, and it is also why the lots are still here.
Where Hidden Valley Estates sits
The outlines below are reference geometry from county records, not a survey. The recorded plat and a current survey control the exact lines for any one lot.

What homes cost here
Two houses is not a market. There is no median and no price band worth printing for Hidden Valley Estates, and lot pricing here moves on utility stubs, grade and covenant terms rather than on a per acre rule.
What has closed on comparable Sturgis area lots is the measure a specific asking price should be read against.

- Two houses standing means years of neighboring construction for whoever buys next.
- Utility stubs are lot by lot and unverified until you ask, and that answer changes what a lot is worth.
- Lot financing and a build loan are a different process than a mortgage on a finished house.
- Sloped ground raises foundation and site costs before a single wall goes up.

Association or district water and sewer
Get the water source in writing for the exact lot. City tax district does not by itself mean a tap is at the property line, and the cost of bringing service in belongs in your offer, not in a surprise after closing.
Covenants and HOA documents
Read the covenants before you write, especially on outbuildings, RV and trailer parking, fencing, rentals and exterior materials.
Wildfire risk and insurance
Get an insurance quote before your inspection deadline, because a pine-heavy lot can change the premium and, in some cases, the carrier's willingness to write it at all.
Read the full guideHail and roof age
Hail season here runs from late May through August, so ask for the roof age, the last claim history and any impact-resistant rating before you write.
Property taxes
Look up the actual assessed value and the current levy for the parcel instead of trusting the listing figure, which is often a year or more behind.

A bare lot is a lot with no house on it. It is not a listing. Most are owned by somebody who is not selling.
The county roll is almost entirely land here. Meade County assessments change annually, so pull the current value for the specific parcel at offer time. An assessment is a tax position rather than a price, and the three open space lots are not homesites.

The number that decides whether a lot here is a bargain or a project is the cost of getting water and sewer to it. That answer is worth chasing down for the specific lot number before you commit.
