Come off Exit 37 and drive east a mile or so on Pleasant Valley Road toward Blair Ranch Road. The ground opens, the fences get longer, and Bear Butte is sitting up there north of you the whole way in. An acre at the small end, and current August 2026 listings include several roughly 3.0 to 3.24 acre lots. Room for the shop, the horse trailer and the pile of gravel you swear is temporary. You are buying dirt here, not a house, so the timeline is yours to build and the wind is yours to plant against. One name check first. This is Pleasant Valley Estates east of the interstate. It is not the older Pleasant Valley parcel family up by the Blucksberg plats, and buyers mix the two up constantly.
Where it is
East of Interstate 90 Exit 37, roughly one to one and a half miles out on Pleasant Valley Road toward Blair Ranch Road, in Meade County.
What is at the lot line
Association water, individual septic systems. Electricity from WREA, high speed internet available, propane for heat. Getting water and power to the edge of the dirt is the expensive part of rural ground, and here it is already done.
Septic is per lot, so where the system sits is part of siting the house rather than something the subdivision decided for you.
Paving and road improvements are marketed as planned rather than finished. Ask what is built today, who maintains it until the county or the association takes it, and who is plowing it in February when you have to get out.
The common area is marketed with a fishing pond and nature trails. Treat both as planned until you see them, and ask what funds the maintenance once they exist.
The association and the school district

Kids here go to Meade School District 46-1 in Sturgis, about ten minutes west.
