A college town with a canyon, growing fast and still walkable in the middle.
Spearfish is the town buyers fall for on the drive in. The canyon does most of the work. What keeps people here is less scenic and more practical: the schools, the university and a downtown that functions.
Growth, and what it has done to housing
Spearfish counted 12,239 residents in 2020 and sits near 14,500 in 2026, which puts it among the fastest growing communities in South Dakota. Growth at that pace tightens inventory in the middle of the market and pushes new construction to the edges. For buyers it means moving decisively when the right home appears. For sellers it means a prepared, well photographed listing can command real attention.
Rapid City is about 45 minutes away and Ellsworth Air Force Base roughly 50, so Spearfish is generally a choice about Spearfish rather than a commute play. Most of my clients who land here are choosing the town, the school district or Black Hills State University, not shaving minutes off a drive.
The canyon and the outdoors
Spearfish Canyon Scenic Byway starts at the south edge of town, with Roughlock Falls a short drive up it. D.C. Booth Historic National Fish Hatchery sits in town. This is the part of the Black Hills where the outdoors is not a weekend expedition, it is a fifteen minute decision after work.
There is a piece of weather history here worth knowing, because it tells you something real about the climate. On January 22, 1943, Spearfish went from minus 4 degrees to 45 degrees in two minutes, the world record for fastest temperature change. Chinook winds off the hills are a genuine feature of winter in this corridor.
A university in town
Black Hills State University is in Spearfish, which does two things for a homeowner. It supports year round activity, events and services that a town this size would not otherwise carry. And it gives high school students access to dual credit coursework, which is one of the more concrete educational advantages in this region.
My take
Spearfish is the town people fall for on the drive in. The canyon is at the edge of town, the creek runs through it, there is a university keeping things open and interesting year round, and the main street has more going on than a town this size has any right to. What people love here is being able to walk to coffee and be on a trail fifteen minutes later. The tradeoff is about 45 minutes to Rapid City, and for the daily life this town offers, plenty of buyers take that trade happily.

Can you rent it out?
Spearfish studied short term rental rules in 2023 and 2024 after rapid growth in listings, and the city maintains an official short-term rental information page. If you are buying with rental plans, verify the current ordinance with the city first.
- As of my August 2026 research I did not find a city short-term rental license requirement in Spearfish, but this is the posture most likely to change on this list, so confirm it with the city before you write.
- Short-term rental listings in Spearfish roughly tripled between 2022 and 2023.
- The city examined regulation across 2023 and 2024 and publishes an official short-term rental information page. Check it before and after you buy.
- State requirements apply regardless: a South Dakota sales tax license for 10 or more rental days a year, Department of Health lodging licensure, and 4.2 percent state plus 1.5 percent tourism tax, with municipal tax added inside city limits.
- Subdivision covenants can restrict rentals privately even with no city rule in place. Read them before you write.

- Dual credit coursework is available through Black Hills State University, which is located in town.
- Verify address-level attendance boundaries with the district, particularly on the growing edges of town.
School ratings are as published by Niche and GreatSchools using 2024 to 2025 data and change over time. Attendance boundaries do not follow city lines in this region and can differ parcel to parcel, so confirm the assigned schools for any specific address directly with the district before you make a school-driven decision.

The weather, honestly
Using NOAA 1991 to 2020 normals, Rapid City averages a 59 degree high and a 37 degree low across the year. January runs 37 over 16, July runs 84 over 62. Summers are bright, with the National Weather Service putting sunshine at 65 to 75 percent of possible.
Snowfall varies enormously by elevation, which is the single most useful climate fact in this region. Rapid City averages 48.5 inches a year. Lead averages 183.9 inches. Those two towns are less than an hour apart. Meanwhile the foothills corridor running from Rapid City toward Hot Springs, the so called banana belt, runs warmer in winter thanks to chinook winds that can push winter days into the 50s and 60s.
Those winds are not a rumor. Spearfish holds the world record for fastest temperature change: on January 22, 1943, it went from minus 4 to 45 degrees in two minutes.
For gardeners and anyone planning outdoor work, the growing season runs about 131 days, with last frost around May 22 and first frost around October 1. And the hazard to actually budget for is hail, the region's most common severe weather from late May through August. It is why I ask about roof age and roof documentation on every home I show.
