Newer houses running up a slope south of the interstate, ponderosa on the ridge behind them, the hills open to the west. Kids on the covered playground on Meadows Drive most evenings it is not blowing. Meadows Drive is the street name everybody uses. Dolan Creek Estates is what the county and your title work will call it. Same place, 106 lots on 34 acres, and the City of Sturgis calls it the largest single family neighborhood in town.
Why people buy here
The hard part is already over here. Streets are in, yards are grown, and nobody is framing the lot next to you.
Walk it in the evening and you get the Black Hills over the rooftops from a good number of these streets, though not from every house. The playground is a city park, so it is not a dues line.
The houses
Roughly 2015 through 2021. Ranch, raised ranch and split foyer, full or walkout basements, attached garages. The City's original project page described 2 and 3 bedroom homes with 2 to 3 car garages, which still matches most of what is standing.
They were built close together in a short window by a small number of hands, so you will see the same elevation more than once and the same floor plan flipped. What differs between two of them is finished basement square footage, the garage and how the lot drains.
Many lots run about 0.16 to 0.28 acres in current records. That range comes from current records rather than a figure published for the whole plat, so read the survey.
Dolan Creek Park
A public City of Sturgis park at 2502 Meadows Drive, right inside the neighborhood. Covered playground over poured surfacing, shade structure, benches. Because the city owns it, no association board sets its hours and no dues line pays for it, which also means the city decides when it gets maintained.
Slope, water and winter
City of Sturgis water, sewer, plowing, police and the Sturgis Volunteer Fire Department. Meade School District 46-1, with the assigned building confirmed by the district for a specific address.
The slope is the thing to look at twice. Walkout basements are common, which makes grading, downspout routing and where the uphill neighbor's water goes an address specific question. Dolan Creek Road is in the collector and school route tier and the interior streets follow it in the residential sequence, so a steep driveway can hold a windrow for a while.
