Canyon View Estates
Canyon View Estates was completed in the mid 2010s with single family homes and twin homes on a cul-de-sac that adjoins Black Hills National Forest. There is a public trail directly onto forest service land.
That trail is the detail I would underline. A cul-de-sac is nice. A cul-de-sac where the pavement effectively ends at national forest is a different product, and it is not something a subdivision can add after the fact. The twin homes also matter, because attached product at that size is thin in this market and it suits buyers who want less exterior to maintain.
Garden Grove and Davenport Loop
The Garden Grove development platted 57 single family lots on Davenport Loop with city water and sewer, with construction running from the early 2020s. City services on a newer plat is a meaningful difference from the acreage submarkets around Sturgis, where well and septic are the norm.
Recent Davenport Ranch listings ran roughly $560K to $680K. On an actively building plat I read the phasing plan alongside the current listings, because what gets built next door in two years matters as much as what is there today.
Buying new here
New construction is a different process than resale. We are reading the builder's specification and allowance sheet, tracking what is included against what is an upgrade, and looking at timeline and warranty rather than the age of a furnace. I go through that paperwork and flag what deserves a closer look, and an attorney should review the contract itself.
Buyers should always review covenants and any association documents before writing an offer. On a lot where you plan to build, I want those recorded documents read before design work starts rather than after.
