A restaurant and a golf shop, in a canyon
Boulder Canyon Golf Club has been out here since 1948 and it is public. No membership, no gate, no waiting list. The course came first and the subdivision grew around it starting in 2006, which is why the houses face fairways instead of each other.
The clubhouse is new this year. Golf shop opened in April 2026, Canyon Grille opened to the public on May 1, run by Marlon and Camille McMakin. Somewhere to eat and something to do within a cart ride of the driveway, twenty five minutes from the nearest grocery store, changes daily life here more than any amenity list suggests.
Public also means public traffic. Tee times and a dinner crowd come through the neighborhood rather than around it, so before you pick a lot, look at how club traffic reaches the clubhouse from Apple Springs Boulevard and where that leaves the site you are considering.
A third built, two thirds to go
82 houses on 241 platted parcels, built between 2008 and 2023 with the median at 2019. Most of what stands here is genuinely recent, which is unusual in the Sturgis area, and 159 lots are still open. If you are building, you get real choice of site. If you are buying finished, you get framing crews and gravel trucks for years.
Lots run 0.44 acres at the median, the middle half between 0.31 and 0.59 acres. Big enough for a real yard, not big enough to call it canyon acreage, which is what separates this from the view property further along US 14A.
The bills a city buyer would not have
This is unincorporated ground with its own named sanitary district and its own road district. Neither is a city department. Water runs around $210 a month including sewer, the HOA is $575 a year, and a road district rather than a city plows and repairs the pavement. Ask each district what it assesses annually and what that covers, because a canyon road resurfacing is a bill somebody pays.
The paperwork also straddles a county line. Apple Springs sits in the Lawrence County parcel record while the taxing unit puts it in Meade School District 46-1.
