Under $300K still exists here, but the product changes: older metro stock, smaller-town houses, fixers and a few builder base prices.
Under $300,000 does not belong to any one town here, and no single page of neighborhoods can tell you what is for sale this week. The search below is the current inventory across the whole market, and it is the honest answer to where this budget works right now. What a page like this can do is tell you what that money usually attaches to when it shows up, because at this price the product changes more than the map does.

Older metro housing
Rapid Valley is the entry point to the metro, and around $200,000 there buys an older split level that needs updating and comes with a project list. The whole area averages $349,971 across 274 sales in twelve months, so the sub $300,000 houses are the older end of a much bigger market rather than the market itself.
The fixer or project house
At the lower end of this band, some of what you are buying is the work. On anything older, the inspection is the whole negotiation: roof and hail history, wiring and panel, and radon, because this region is a high radon zone and older basements are where it shows up. Price the repairs before you fall for the kitchen.
A builder's base price
Hills View Homes publishes a $275,500 starting price at Shepherd Hills as of June 2026, and Sky Ridge in Spearfish advertises base pricing from $253,344 as of May 2026. Both numbers buy the smallest plan on the smallest lot before options. On the Hills View communities the base buys Formica, chrome, a crawl space and a two car garage, and granite, a third stall and a basement are all extra, so ask for the features sheet before you get attached to the number.
A small town house
Wall sold nineteen homes in the two years through August 2026 at a $270,435 average, and Edgemont is the lowest price level of any town in these guides, thirteen sales at a $155,285 average. What you trade is distance: the hospital is 50 miles from Wall and 35 from Edgemont, and the jobs and the shopping sit in Rapid City. For some buyers that trade is the whole point, and for others it is the dealbreaker, so it is worth deciding before you drive out.
Older, smaller corridor stock
The original Black Hawk plats carry a $157,270 median assessed value on 102 standing homes, the lowest on the Piedmont corridor, and Weston Heights in Rapid City assesses at a $255,389 median. Those are county assessed values rather than sale prices, so treat them as a map of where the older and smaller houses stand, not as a price list. In Black Hawk, only about 200 homes and businesses are on the sanitary district and the rest are on private septic, which is part of the price.
Inventory at this price moves fast, sometimes inside a week, so the search above is the page to bookmark. When something worth seeing comes up, the questions are the ones above: what does the inspection find, what does the base price leave out, and how far is the drive you are signing up for.
