Trailhead Loop is the whole neighborhood. One street, a mile and a half south of Main Street, tucked in behind Pine Acres. The lots are the thing to understand: most of them sit right around a tenth of an acre, which in this town is small enough that the house takes up nearly all of it. Mow it in ten minutes. Shovel it in five. There is one larger parcel of about an acre and three quarters inside the plat and one parcel carried as exempt on the tax roll, which is the kind of detail that usually means common ground rather than a homesite.
Why people buy here
Compact lots in Sturgis do one useful thing during the rally: there is not much yard for anybody to wander into. What you give up is the shop. If you own a boat, a camper and a side by side, this is not the plat for you, and I would rather tell you that up front than walk you through four of these.
The houses and what the record shows
24 of the 25 recorded parcels carry a structure, so this reads as a finished street rather than a project.
Trailhead came out of a City of Sturgis affordability project: 23 owner occupied units built with prefabricated modular construction on Vanocker Canyon Drive north of Pine View Drive, financed through TIF 16, with about eleven units going up in 2021 and twelve in 2022. That history is why the houses look alike and why the lots are the size they are.
What to check on a tenth of an acre
Where the property line falls matters more here than on a bigger lot. Get the survey, look at setbacks, and confirm whether a fence, a shed or a second vehicle pad is even allowed within them before you plan one.
The covenants carry the parking and storage rules, which on lots this size is the difference between a camper in the driveway and a camper in storage across town.
Where it sits
The parcels are in the City of Sturgis tax district and Meade School District 46-1, with Pine Acres immediately north and the schools and grocery run a short drive up into town.

The outlines below are reference geometry from county records, not a survey. The recorded plat and a current survey control the exact lines for any one lot.

What homes cost here
No neighborhood level closed sale set is published for Trailhead, and with 25 parcels a couple of scattered sales would not make a median worth printing.
What has closed on comparable small lot Sturgis houses is where an asking price here should be measured.

- Tenth of an acre means no shop, no boat pad and very little room between houses.
- Setbacks on lots this small decide whether a fence or a shed is possible at all.
- One parcel on the loop is carried far above the rest and is not a comparable.
- Snow storage is genuinely tight after a heavy winter.

Radon
The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.
Read the full guideHail and roof age
Hail season here runs from late May through August, so ask for the roof age, the last claim history and any impact-resistant rating before you write.
Property taxes
Look up the actual assessed value and the current levy for the parcel instead of trusting the listing figure, which is often a year or more behind.

A single loop with tenth of an acre lots leaves very little frontage to stack snow on. Ask the seller where the plow leaves the windrow and where they put it after a heavy storm.

A bare lot is a lot with no house on it. It is not a listing. Most are owned by somebody who is not selling.
This is a finished street. The exempt parcel and the larger interior parcel are worth asking about specifically, because neither behaves like a homesite. Meade County assessments change annually, so pull the current parcel specific value at offer time.

Common questions about Trailhead Subdivision
How big are the lots on Trailhead Loop?
Most sit right around a tenth of an acre. One interior parcel runs about an acre and three quarters and does not read as a homesite. Confirm dimensions from the recorded plat and a survey.
Is Trailhead Subdivision built out?
Effectively yes. 24 of the 25 recorded parcels carry a structure and the remaining one is carried as exempt on the county roll.
Is there an association?
Ask before you write. There is a larger interior parcel and an exempt parcel in the plat, so find out who maintains them and whether any assessment comes with them.
What school district serves Trailhead Subdivision?
Meade School District 46-1. Confirm the assigned building for a specific address with the district.
What to check before you write an offer
On any address you are serious about, buyer due diligence should include the school assignment from the district, the water quality report from the utility that serves it, and the assessed value and levy from the county. Here are the sources for each one.

On a tenth of an acre the survey matters more than the paint colors. Review the plat, the setbacks and whatever is attached to that common parcel before you write.
