Facts checked August 2026

Moose, Badger, Blacktail, Whitetail. Somebody in 1978 was clearly having a good time naming these streets. Pines along the back edge, prairie past them, the hills on the horizon over the rooftops. The trees the first owners planted are tall now and there is nothing left to build, so the loudest thing on a Tuesday evening is a lawnmower two houses down. Four minutes to the grocery store and the schools, and you are not downtown in the second week of August. County records and listings shorten the name to Deadman Add or Deadman Sub. Same plat.

Why people buy here

The houses are ranches and split foyers and most of them sit on a full basement. A 1,200 square foot main floor with a finished basement under it lives a great deal larger than the footprint reads from the curb, and that is where the value is on these streets.

The houses

Ranch and split foyer, and how much of that basement is finished is the swing. Garages run from one attached stall to a detached shop out back, so read the listing rather than the street.

At forty five years old the roof, the furnace, the windows, the size of the electrical service and whether the basement has ever taken water are what separate two asking prices on the same block. Everything else is paint.

Lots commonly run about 0.16 to 0.24 acres in current records. That range comes from current listings and county records rather than a figure published for the whole subdivision, so read the survey on the parcel you want.

Buy on Moose or off it

City of Sturgis water, sewer, plowing, police and the Sturgis Volunteer Fire Department. Meade School District 46-1, with the assigned building confirmed by the district for a specific address.

Moose Drive sits in the City's collector and school route tier alongside Otter, Raccoon, Shepherd and Park, so it gets a blade earlier than the cul de sacs hanging off it. It also carries the traffic that comes with being the way in. The city publishes the order and not a clock, so treat it as sequence. On a corner lot the windrow lands across the driveway twice.

What homes cost here

There is no complete closed sale set published for Deadman at the neighborhood level, so this page does not print a median or a price band. Meade County does not release sale prices publicly, and a handful of scattered listings is not a market figure.

What sets the number here is condition. Two houses of the same size on Badger can be tens of thousands apart on roof age, furnace age, basement finish and garage. Current comparable sales for the exact address are the honest substitute.

Why buyers choose Deadman Subdivision

  • Established streets with mature trees and no construction traffic left.
  • Four minutes to the Sturgis grocery run and the schools without living downtown in August.
  • Full basements under most of these houses, so the finished space beats the footprint.
  • City water, city sewer and city plowing.

  • The houses are roughly forty five years old, so roof, heat, windows, electrical service and basement condition lead every inspection.
  • Lots are compact next to anything on acreage outside the city limits.
  • Updates vary heavily house to house, which is why the same floor plan does not carry the same price.
  • Radon testing belongs in every inspection on this ground.

Radon

The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.

Hail and roof age

Hail season here runs from late May through August, so ask for the roof age, the last claim history and any impact-resistant rating before you write.

Property taxes

Look up the actual assessed value and the current levy for the parcel instead of trusting the listing figure, which is often a year or more behind.

Bare Lots

A bare lot is a lot with no house on it. It is not a listing. Most are owned by somebody who is not selling.

What that means for you

This is a finished plat. The five parcels without a house are worth asking about individually rather than treating as five homesites, because a compact interior lot can be a side yard, a drainage strip or genuinely buildable ground. The median assessed value is the county's tax position across all 115 improved parcels, not a price for any of them.

Recorded plats included: DEADMAN SUB.

Property Tax Context

What the county assessment shows

Median Assessed Value, Improved
$226,251

Meade County's median assessed value across the improved Deadman parcels is $226,251. That is the figure the county uses to calculate a tax bill, and it covers every house in the plat including the ones that have not changed hands in twenty years.

Assessments are set in November for the following year, so the last twelve months of sales are not inside that number. Use it to estimate a tax bill and nothing else.

These are county assessed values used for property tax purposes. They are not sale prices and not asking prices.

County assessment roll for Deadman Subdivision. South Dakota aims to equalize assessments at 85 percent of market value. That is a statewide target rather than a promise about any one property, and it does not turn an assessment into a comparable sale. Assessments are set in November for the following year, so recent sales are not in them. Current comparable closings on the specific street are the honest read here.

Questions

Common questions about Deadman Subdivision

Is Deadman Subdivision the same as Deadman Add or Deadman Sub?

Yes. Listings and Meade County records abbreviate the recorded subdivision name, and all three point at the same plat south of town.

What kind of homes are in Deadman Subdivision?

Mostly late 1970s and 1980s ranch and split foyer houses. Full basements are common, basement finish and garage arrangements vary, and lots in current records commonly run about 0.16 to 0.24 acres.

What do homes cost in Deadman Subdivision?

No complete neighborhood level closed sale set is published, so there is no honest median to print here. Current comparable sales for the exact address are the honest substitute.

Who plows the streets?

The City of Sturgis. Moose Drive is listed in the City's collector and school route tier, which is cleared after the arterials and before the plain residential streets. The city does not publish a time.

What school district serves Deadman Subdivision?

Meade School District 46-1. Confirm the assigned building for a specific address with the district.

Third-Party Sources

What to check before you write an offer

On any address you are serious about, buyer due diligence should include the school assignment from the district, the water quality report from the utility that serves it, and the assessed value and levy from the county. Here are the sources for each one.

The sources, by category

Schools

Confirm the assigned school for a specific address with the district, because boundaries change and they change more often than people expect. Meade School District 46-1 · School and district profiles on GreatSchools · Preschools and private schools in the Black Hills

Drinking water

Every public water system publishes an annual water quality report. Read the one for the system that serves the address you are considering, not the one for the town next door. Rapid City water quality reports · City of Box Elder Water Division · City of Spearfish water · EPA drinking water lookup

The county record, the plat and the recorded covenants are the three documents to read on any address here. I do not rate schools and I do not characterize neighborhoods as safe or unsafe. Those readings are yours to make from the sources above.
