I live in Summerset, so this is the neighborhood I know from the inside rather than from a data pull. Original Summerset is the early 2000s onward core of town, and it is where most people picture Summerset when they hear the name.
The housing stock
The homes are ranches and split levels built from the early 2000s forward, most with open floor plans. Because the core went in over a fairly short window, the streets read as consistent, and the finishes are the kind that update easily without structural work.
Sidewalks run through the neighborhood, which sounds minor until you have lived somewhere without them. Original Summerset as a whole does not have a homeowners association, though some pockets, especially townhome communities and certain streets, do have their own covenants or associations. Buyers should always review covenants and HOA documents, along with the title commitment, so there are no surprises about parking, outbuildings or exterior changes.
The commute and the daily loop
I-90 access is what makes this work for so many households. Rapid City shopping is about 15 minutes away, and the run northwest toward Sturgis or east toward Ellsworth Air Force Base is straightforward from here.
Raising my family here has made me a fairly blunt advisor on the town. I can tell you which streets get the afternoon sun, what the drive actually looks like at 7:30 on a winter morning, and where the quiet pockets are. That is the kind of thing that never shows up in a listing description.
