$1M buys very different houses here. Acreage, ridge views, canyon property, golf-course custom homes and high-end in-town construction all show up.

Million dollar inventory here is spread across several communities, and it does not mean one kind of house. The search below is the current inventory across the whole market, and it is the only list that stays true as homes come on and go under contract. What a page like this can do is show what that money buys in this region, because seven figures in the Black Hills is not a shorthand for luxury. It is a shorthand for land, a view, or a custom build, and often for the systems and insurance questions that come with them.

Acreage and horse property

Hart Ranch West recorded six sales in the two years to October 2025 at a $1,540,000 median, from $1,045,500 to $2,100,000, on a 13.93 acre median lot. What that buys is horse acreage on streets named Clydesdale and Appaloosa, with a public course at the center of the village and no city plow anywhere in it. The village core is the cheaper way in at a $555,600 townhome median.

A ridge or hillside lot on city services

Skyline Drive is the seven figure address that is still on city water and city sewer. The county carries 42 homes there at a $1,100,800 assessed median, the highest of any Rapid City neighborhood in these guides, on three acre lots on the ridge six minutes from downtown. With 42 homes total, what you want comes up rarely.

A custom home on acreage inside city limits

The Bluffs and Carriage Hills are custom houses on 1.34 acre lots inside Rapid City limits, every one of them on septic. Eight recorded sales in the two years to October 2025 ran from $558,000 to $1,460,000 at a $969,500 median. At eight sales there is no reliable average, so an offer here gets built from the individual house, the view and the acreage.

An upper bracket custom near a course

Red Rock Estates runs an $865,000 median on a public golf development of 360 acres in the pines, and the top recorded sale there was $1,340,000. You are usually building to that number rather than finding it standing, and the same is true on the upper end at Hart Ranch, where the recorded sale median is already at $1,540,000.

Canyon or wooded property

On the Boulder Canyon corridor out of Sturgis, asking prices have run $650,000 to $1.45 million on US 14A. That is current inventory rather than sale evidence, because Meade County publishes no sale prices, and it is time sensitive, so recheck it before you plan around it. Most of the canyon trades well below seven figures: the 198 homes on Blucksberg Mountain assess at a $318,206 median.

At this price the systems are the negotiation, not the finishes. On Hart Ranch and Carriage Hills that means the septic inspected and pumped, and at Hart Ranch it also means reading the private community water system's documents, because 148 connections off two wells is a small utility with a board. On a ridge or a canyon site, ask the insurance carrier about the property before you fall for the view, because defensible space on a pine slope is a cost and a condition. And on anything with a thin sale count behind it, the comparables have to be picked house by house.
