Aster Road, Pasque Loop, Coneflower Court. Prairie flower street names on parcels big enough that you will not be looking at a neighbor's siding: the median lot here is nine and a half acres. Three and a half miles south of Spearfish, outside the city, and quiet in the way only mostly empty ground is quiet. Two thirds of it is still bare, so this is a place you build rather than a place you shop for a kitchen, and the site work is the real budget.

Ground first, houses second

Lot recording ran 1998 through 2006, with a couple of later splits. Lots range from about two and a half acres to twenty, and the middle half sits between five and ten. That is a scale where fencing, a driveway and a water source are real construction costs rather than closing details.

Thirty eight parcels are still bare. A neighborhood that fills in this slowly gives you space and a view now, and it also means the lot next to you may get built on in a decade with something you did not choose. Read the covenants for what they restrict before that becomes an opinion.

Utilities, roads and fire

These parcels sit in unincorporated Lawrence County and in an Aspen Hills road district, so road maintenance and snow removal are funded by the owners rather than by a city. Ask what the assessment is and whether the surface is gravel or sealed on the stretch you would drive daily.

There is no city water or city sewer at this elevation. Plan on a well and a septic system and verify both, including the well log and recovery rate, since drilling depth varies across this ground. Wildfire matters here too: ask your insurance agent for a quote by address early, and look at defensible space around the house before you fall for the timber.
