Lookout Mountain

Lots here generally run 2 to 5 acres, which is a different product than a subdivision lot in town. You get panoramic Black Hills views on one side and city lights on the other, and enough separation between homes that the setting reads rural even though town is minutes away.

Acreage brings its own diligence list. Access and driveway grade, utilities, water and wastewater arrangements, and how a hillside site handles drainage and snow are all things I want answered before an offer, not after. On a view lot I also pay attention to what could be built between you and the view.

The area is adjacent to city-owned open space and the Lookout Mountain hiking and biking trail network. That is the part I would underline. Trail access from your own street is not something you can add later, and it is the single feature that keeps people in this pocket once they land here.

If the outdoors is the reason you are moving to the northern Hills, this is one of the few places in Spearfish where the trailhead and the driveway are effectively the same place.
