Facts checked August 2026

Wren Road, Finch Court, Robin Place, Thrush Loop. Bird names in the pines about four miles southwest of Spearfish, on ground that went on the record in 2007 and 2009 and then sat, because of what happened next in the lending market. So most of it is still timber. If you want space, a view and a place to shoot a bow, that is a gift. If you want a finished street with neighbors on both sides, that is years away and you should know it going in.

A plat that is still waiting

Lots run from two acres to ten, with the middle half between two and a half and four and a half. Sixteen houses stand today. A buyer who wants a neighbor on every side will not find that here for years, and a buyer who wants a view and a place to shoot a bow will.

Because so much is unbuilt, the covenants and the road district documents matter more than the drive by impression. Get both. What gets built next to you, and what it costs to keep the road open until then, are decided on paper.

The practical checks

This is unincorporated Lawrence County with a road district recorded against the parcels, so plowing and grading come out of owner assessments rather than a city budget. Confirm the surface type on your stretch and what the assessment has been running.

No city water and no city sewer at this address. A well and a septic system come with the property, and wildfire exposure comes with the timber the plat is named for. Insurance quote first, well log second, septic permit third, and then talk about the house.

Where The Timbers sits

The outlines below are reference geometry from county records, not a survey. The recorded plat and a current survey control the exact lines for any one lot.

What homes cost here

No verified set of recorded sales for The Timbers sits behind this page, so there is no sale range published here. Sixteen houses across two plats is not a sample anyone should price from. Ask me for the individual closings and their dates.

Private well

If the home is on a well, ask for the well log, test flow rate and water quality, and find out the age of the pump and pressure tank before you remove inspection.

Read the full guide

Septic system

Get the tank pumped and inspected, ask the county for the permit and as-built drawing, and confirm the drainfield location so you know what you cannot build over.

Read the full guide

Who maintains the road

Find out whether the last stretch to the house is a county road, a road district, a shared easement or your own responsibility, and get the answer in writing. Ask what the district assesses and what that assessment covers.

Snow removal on this street

Ask which priority tier the street is on, or whether anybody plows it at all. On a grade or a cul de sac it changes how you get out on the third morning of a storm, so ask a neighbor rather than the seller.

Wildfire risk and insurance

Get an insurance quote before your inspection deadline, because a pine-heavy lot can change the premium and, in some cases, the carrier's willingness to write it at all.

Read the full guide

Covenants and HOA documents

Read the covenants before you write, especially on outbuildings, RV and trailer parking, fencing, rentals and exterior materials.

New construction terms

On a build, read the builder contract for the allowance schedule, change order pricing, completion timeline and warranty, because the purchase agreement is the builder's, not the standard state form.

Third-Party Sources

What to check before you write an offer

On any address you are serious about, buyer due diligence should include the school assignment from the district, the water quality report from the utility that serves it, and the assessed value and levy from the county. Here are the sources for each one.

The sources, by category

Schools

Confirm the assigned school for a specific address with the district, because boundaries change and they change more often than people expect. Spearfish School District 40-2 · School and district profiles on GreatSchools · Preschools and private schools in the Black Hills

Drinking water

Every public water system publishes an annual water quality report. Read the one for the system that serves the address you are considering, not the one for the town next door. Rapid City water quality reports · City of Box Elder Water Division · City of Spearfish water · EPA drinking water lookup

The county record, the plat and the recorded covenants are the three documents to read on any address here. I do not rate schools and I do not characterize neighborhoods as safe or unsafe. Those readings are yours to make from the sources above.
