Much of what is standing here was built from the 1970s through the 1990s, and construction has continued since, so newer homes sit among older ones street to street. That range is useful. It means there is more than one price point in a single area rather than one narrow band of nearly identical builds.

Homes from the 70s and 80s reward a careful look at mechanicals, windows, roofs and any decking. That is not a caution about the area, it is simply what buying that build era involves, and I review every inspection with my clients so nothing lands as a surprise later.

This part of Spearfish has historically carried very low vacancy. From a buying standpoint that means a thin supply of options at any given moment and homes that do not tend to linger when they are priced correctly.

From a selling standpoint it means the preparation and the photography matter more, not less. Limited supply gets you attention. Presentation is what converts that attention into competing offers, and staging is often part of that conversation.
