McGuigan Ranch runs off Clear Spring Road on the northwest side of Spearfish, about two miles from downtown and just south of the newer Top Shelf streets. The plat names give away the ground it was cut from: Tumble Weed Trail, Arrowhead Circle, Rain Drop Circle, River View Circle down toward the creek side.
The shape of the place
Lawrence County records 177 parcels here, with about 136 carrying a house and roughly 39 still bare. Lot recording clusters in 2009 through 2013, so the housing stock is fifteen years old and under, and the streets were finished long enough ago that the yards look like yards.
Lot sizes are not uniform here. The middle of the range sits near three tenths of an acre, but the top quarter runs from seven tenths up past an acre and a half. Two houses a block apart can sit on very different amounts of ground, and the price will tell you so.
City services and the inspection list
All of it is inside the City of Spearfish taxing unit: city water, city sewer, city plowing, Spearfish Police, Spearfish Fire and Spearfish School District 40-2. That is the practical difference between this and the acreage plats west and south of town, where you take on a well, a septic system and a road district instead.
On a 2010 to 2015 house in Lawrence County the honest checks are roof age against the hail record, grading on the lots that were cut into slope, and radon, which is a regional issue rather than a neighborhood one. Ask for the recorded covenants too. Larger lots here tempt people toward shops and RV parking, and the documents decide that question, not the lot line.
