Ask about new construction at the mouth of Spearfish Canyon and this is the one people mean. Three mountains stand around it. Crow Peak west, Lookout Mountain east, Spearfish Mountain closing off the view to the south. Which lot you take decides which one you look at over coffee, and that is not a small thing on a house you plan to keep. Phase one is built and lived in, with kids on bikes and finished landscaping. Eight more phases sit ahead of it across 294 acres. The ground was annexed into Spearfish in 2021, so it runs on city water, city sewer and city plowing even though it feels like you have already left town when you turn in. Canyon is minutes away. So is the grocery store.
The views are the reason
Walk two lots on different streets and you are looking at different peaks. Pick the parcel for what the windows will face and where the sun lands in the afternoon, then design the house around that. People do it the other way and regret it.
The canyon being minutes up the road changes an ordinary week more than the view does. Trailheads, the creek, and a Sunday drive that most people fly in to take are all part of a normal errand radius from here.
Build it or buy it finished
Phase one closed out at 44 single family lots and 14 duplex lots across about 29 acres, which is why the front of the development already reads as a neighborhood while the back reads as a plan.
Building here lets you put the windows where the peaks are, and it costs you a season or two in a market where the good subcontractors are booked out. Buying something finished costs you the choice and saves you the wait. Price both honestly, including the dues and the landscaping nobody budgets for, before you decide which kind of buyer you are.
Either way you are living next to the next phase for a while. Ask which phase a lot sits in and when the one behind it is scheduled, because your view out the back and the truck traffic on your street both depend on that answer.
