Half a mile from downtown, north off North Avenue and North 10th Street, with Oriole Drive and Cardinal Court running back into the pocket. Lookout Valley went in between 1978 and 1985 and the trees have had forty years to do their work, which is the first thing you notice turning in off the arterial.

Old enough to have a character

Lawrence County records 123 parcels in the Lookout Valley plats, 83 of them carrying a house. Recording ran heaviest in 1978 and 1979, with a second run in 1983 through 1985, so most of what stands here is a forty year old house on a city lot.

The lots are small and consistent. By county parcel records the middle sits near a fifth of an acre, which is a mowable yard, a single driveway and neighbors close enough to wave at. Anyone who wants a shop and a gravel pad should be looking west of town instead.

What forty years does to a house

Everything municipal is here: city water, city sewer, city plowing, Spearfish Police and Fire, Spearfish School District 40-2, and the walk to Main Street is short enough to be an actual walk in September and an argument in January.

The inspection list is where the age shows up. Original panels and aluminum branch wiring turn up in houses of this vintage, sewer laterals of the same age are worth scoping, and roofs in this hail corridor need a paper trail rather than a glance. Radon sits under all of it, since these basements are the part of the region where it registers.
