Three miles west of Spearfish on Meadow Lane and Ridge Road, and it is finished. Full trees, mature windbreaks, shops behind the houses and a horse or two. Lots run from two thirds of an acre up to five, which out here means room for a garden and a project without owning a ranch. What you take on with it is a road nobody at city hall is responsible for.
Outside the city, and what that costs
The parcels here fall in the unincorporated Lawrence County taxing unit, and 55 of the 63 also sit in a Deer Meadows road district, which is the county's way of saying the roads are paid for by the people who live on them. Ask for the current assessment and what it has covered in the last five years, because chip seal and gravel are not the same budget.
City water and city sewer stop at the limits. Expect a private well and an on site septic system at these addresses and verify both by address: well depth, recovery rate and the last water test on one side, septic permit, tank size and last pump date on the other. Neither is a problem. Both are a line item.
Living out here
Lot sizes cluster around an acre and a quarter, enough for a shop and a garden without the maintenance of a real acreage. The plats date to 1976 through 1979, so the houses are of an era and the trees are full.
Winter is the part that costs you. City plows do not come out here, and a road district plows on its own schedule rather than by five in the morning. If your commute cannot flex by an hour after a heavy night, drive it in February before you decide.
