Why people buy here
Timberwood Park, when you want a beautiful custom home without a neighbor right on top of you. Most of the area is wooded. Half of it is paved. This is the kind of neighborhood where your neighbor jumps on his side by side just for a fun stroll around the neighborhood. Views of Bear Butte from several lots while others are completely enveloped in trees.
This is acreage people use
Timberwood Park is not three acres so you can brag about the lot size on Zillow. It is three acres so the house can disappear into the trees, the shop can fit beside it and the side-by-side can leave the garage without becoming a neighborhood meeting.
Some lots open toward Bear Butte. Others are buried in pine. Two parcels with almost the same acreage can feel completely different, which is why I care more about the tree cover, driveway and usable ground than the number after the decimal.
The subdivision is mostly established, but building is still possible
There are still bare acreage lots in the plat, so buying a finished custom home and building one are both real options. Price the site work before you fall in love with raw ground. Driveway, excavation, power, septic and tree removal can eat a beautiful lot for breakfast.
Half the neighborhood being paved and half not is part of the personality here. Drive the exact route to the property rather than assuming every street feels the same.
The systems are part of owning here
Water comes through the association system rather than a private well on every lot, and wastewater is individual septic. That means two sets of paperwork worth reading: the association's rates and reserves, and the septic permit and service history for the house.
Pine, acreage and a longer driveway also make wildfire, insurance and winter access real ownership questions. None are dealbreakers. They are simply the cost of getting the space and trees you came out here for.

A shared system is a monthly bill and a share of the cost of the next repair, which is a different thing to underwrite than a well and a tank you own outright.
