Eastridge Road climbs the east side of the valley and the houses came in over decades rather than all at once. You can read that from the truck: rooflines and yard fences that clearly did not arrive in the same year.

An acre is the working number

By county parcel records, the median parcel is right around 1.07 acres and the middle half runs about 0.9 to 2.2 acres. That is enough for a garden, a shop and parking for a trailer without buying a haying operation.

The exceptions are worth chasing. LaRue Road and Eastridge Hill Drive carry parcels near seven acres, and one bare parcel measures over nine. Those are different properties in the same plat, and they price differently.

Eight blocks, five roads and no uniformity

The plat spreads across eight blocks and touches Eastridge Road, Eastridge Hill Drive, LaRue Road, Truman Road and Cedar Lane. Homes vary by era and by upkeep, which is normal for a plat that filled in slowly and is the reason an inspection here earns its fee.

Forty five of the 52 parcels carry a house. Five are bare and two are exempt parcels rather than lots you could build on.

What has to be verified

No subdivision wide water or wastewater arrangement appears in the public record, and this is exactly the kind of mixed age plat where borrowing an answer from the neighbor is a mistake. Ask for the well log or service agreement and the onsite wastewater permit for the specific parcel.

On an older acreage lot, also ask when the drainfield was last located and whether the driveway has been widened enough for a fire truck to turn around.
