Piedmont Valley ground south of town, rising toward the hills, houses set back off gravel with pine on the upper lots. Indian Hills went in as numbered phases rather than all at once, and you can read that from the seat of a truck. An acre and a half with a mid seventies ranch on it. Four acres and a nineties house one road over. A vacant lot still for sale between them.

Phases, and why the phase number matters

The county carries the numbered Indian Hills phases under one parcel family, 0D.66., so the map on this page draws them as one shape. On the ground they were platted at different times to different standards.

Current examples: an Indian Hills 1 property on 1.45 acres built in 1976 on septic, an Indian Hills 2 property on 4.3 acres built in 1994 with a private well and septic, and a 1.99 acre vacant lot in Indian Hills 2 with a well shown.

Water and wastewater

Water and wastewater vary by phase and by address. Private wells and septic systems are what current examples show. Verify the well and any shared water rights, review the septic records, and confirm whether the parcel carries an association or district connection before you rely on one.

There is a 1993 Indian Hills No. 4 water permit for suburban housing that was transferred to the Stagebarn Subdivision Sanitary District in 2000. Old permits are not current service. Nothing about that transfer tells you how the parcel in front of you gets water today.

A privately owned community water system is a third category, neither city service nor your own well. Ask for the system's most recent water quality testing, ask what the monthly or annual assessment is and when it last changed, and ask whether there is a reserve fund for the wells and the lines. You are buying into a small utility run by a board, so read its rules the same way you would read covenants.

The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.
