Large lots, beautiful homes. Most homes here have shops. Trees are starting to mature and take hold. This is a neighborhood where the developer's pride shows.
Why the lots work
Golden Valley gives you enough ground for a shop without turning your property into a ranch. Three acres is a useful size here: room between houses, room for equipment and still manageable enough that mowing it does not become a second career.
The lots vary more than Timberwood, so the subdivision name is not enough. One parcel can feel open and prairie-like while another picks up more trees and privacy.
This one feels established now
Most of the homes are already in, the trees are starting to mature and the developer's original layout is easy to read from the road. You are not guessing what the neighborhood is supposed to become.
There are still buildable lots, but this is primarily a resale neighborhood now. If you are choosing between raw ground and a finished house, price the site work before you assume building is cheaper.
What ownership involves
Water is through the association system and wastewater is individual septic. Some owners have added private wells, but that is parcel specific rather than a subdivision promise.
The commute to Rapid City is real, not terrible, and worth timing from the actual driveway. The trade for the extra road time is the ground, the shop space and not looking into somebody else's kitchen from yours.

Water here comes from the association system serving the subdivision, so there is a monthly bill and a share of whatever the association takes on next. Ask for the current rate, when it last changed and whether there is a reserve fund for the wells and the lines. Wastewater is a private septic system on the lot, so have the tank pumped and inspected and get the drainfield location so you know what you cannot build over.
Some owners here have drilled their own well in addition to the association service. Meade County sets a minimum lot size before a parcel qualifies to drill, so confirm for the specific lot with the county rather than assuming the plat allows it.

The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.

Timberwood Park, on comparable ground fifteen minutes further north, carries a $498,628 assessed median. That is an assessment compared with an assessment, which is a tax position rather than a price, and neither figure tells you what either place sells for.
These are county assessed values used for property tax purposes. They are not sale prices and not asking prices.

That is a statewide target rather than a promise about any one property, and it does not turn an assessment into a comparable sale.
