Turn off Stage Stop Road onto Quaal and the first thing you pass is not houses. It is shops and suite addresses. Keep going and Quaal turns residential, and the cul de sacs off it hold the three acre lots people come here for.

Three acres is the shape of the place

By county parcel records, the median parcel sits at three acres flat and the middle half runs about 2.2 to 3.5 acres. That repetition is not a coincidence. Lots 6 through 16 were cut to three acres and you can see it in the fence lines on Terra Court, Laredo Lane and Chantel Circle.

Then the ends of the plat break the pattern. Lots 1 through 5 on South Cliff Lane and upper Quaal run about nine to ten acres. Betty Court, Suzie Lane and Carol Court hold parcels from three to nearly seven. So the same subdivision name covers a hobby yard and a place to keep horses.

The Quaal Road tracts are not houses

Twenty nine parcels here carry a commercial class code, clustered on Quaal Road and Stage Stop Road at the south end. Two of them are recorded with suite addresses at 11920 and 11612 Quaal Road, and one tract legal reads less right of way for Stagebarn Auto. If you buy on lower Quaal you have business neighbors, delivery trucks and evening lights.

Move up into the cul de sacs and that goes away. The difference between 11600 Quaal Road and 6154 Laredo Lane is about a mile of pavement and an entirely different set of sounds.

There is still bare ground

Sixteen parcels show as bare in the county class code, and most of them are the numbered lots in the low twenties and thirties running roughly three to four acres. Two revised lots, 17D and 17E, measure about 10.8 and 8.7 acres with no address attached yet.

Meade County records also carry a separate well lot inside the plat, parcel 15.92.WELL1 at about a quarter acre. A dedicated well lot means water here is likely served by a shared system rather than an individual well on your parcel, and that changes the questions you ask. Get the ownership, the rate, the sampling history and who pays when the pump fails.

Before an offer

Wastewater is a parcel question. No subdivision wide sewer arrangement appears in the public record, so verify the onsite wastewater permit, the last pumping date and the drainfield location for the specific address.

If you are buying bare ground, ask whether your lot is tied to the shared water lot or whether you are drilling. That single answer moves the build budget more than anything else on the site.

Meade County does not publish sale prices, and this plat is too mixed for a single number anyway. A three acre home site off Chantel Circle and a nine acre parcel on South Cliff Lane are not the same purchase, and neither is a commercial tract on Quaal. I price by lot type, road position and structure.
