Elk Creek Village

Small lots and a community water system in the hills west of Piedmont, where the yards are town sized and nothing else is.

Typical Lot
About a third of an acre at the median in county parcel records, with the middle half near 0.24 to 0.58 acres and a few Elk Horn Road parcels above three acres.

Facts checked August 2026

Most of what people picture around Elk Creek is five acres and a gravel approach. Elk Creek Village is the opposite: a tight cluster of quarter acre and half acre lots on Eldorado Court and El Camino Court, with the canyon starting right behind the mailboxes.

Town sized yards in the canyon

By county parcel records, the median lot here is about a third of an acre and the middle half runs roughly 0.24 to 0.58 acres. A handful of outliers on Elk Horn Road reach three and four acres, but the core of the plat is small ground.

That has a real consequence. You get neighbors close by the way you would in town, and you get them without a city street department, a city plow route or a city water utility.

Read the water system first

South Dakota DANR drinking water information for 2025 lists a community system here serving a population of 110 through 44 service connections, under local government ownership, with a housing development service area and a moderate susceptibility rating.

A susceptibility rating is not a violation and it is not a finding of unsafe water. It describes how exposed the source is to potential contamination, which matters mostly because a 44 connection system spreads every repair across 44 households. Ask for the current rate, the last rate change, recent sampling results and what the system holds in reserve.

Wastewater and the drive out

Wastewater is not documented for the subdivision as a whole, and lot size is no basis for assuming it. Get the onsite wastewater permit or the service record for the specific address.

Elk Creek Village Road is your only real way in and out, and it is canyon driving in winter. Forty eight of the 53 parcels already carry a house, so vacancies are rare and usually spoken for quickly.

The outlines below are reference geometry from county records, not a survey. The recorded plat and a current survey control the exact lines for any one lot.

What homes cost here

Meade County does not publish sale prices, so no verified range is published for Elk Creek Village. Small lots with a community water system do not comp against Elk Creek acreage, so I match these to each other and to similar canyon housing rather than to the surrounding ranches.

Why buyers choose Elk Creek Village

  • A community water system instead of drilling your own well.
  • Small, manageable yards in a canyon setting.

Shared water system

Forty four connections is a small system. Ask for the current rate, recent sampling results, the last major repair and the reserve balance, because a single well or main line failure is spread across those 44 households.

Septic system

Get the tank pumped and inspected, ask the county for the permit and as-built drawing, and confirm the drainfield location so you know what you cannot build over.

Who maintains the road

Find out whether the last stretch to the house is a county road, a road district, a shared easement or your own responsibility, and get the answer in writing. Ask what the district assesses and what that assessment covers.

Snow removal on this street

Ask which priority tier the street is on, or whether anybody plows it at all. On a grade or a cul de sac it changes how you get out on the third morning of a storm, so ask a neighbor rather than the seller.

Radon

The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.

Hail and roof age

Hail season here runs from late May through August, so ask for the roof age, the last claim history and any impact-resistant rating before you write.

Property taxes

Look up the actual assessed value and the current levy for the parcel instead of trusting the listing figure, which is often a year or more behind.

Covenants and HOA documents

Read the covenants before you write, especially on outbuildings, RV and trailer parking, fencing, rentals and exterior materials.

Which school this address feeds

A district line can run through a single subdivision, so confirm the assignment for the specific address with the district office rather than the plat or the listing. Boundaries also change between years.

Schools

Confirm the assigned district and building for the exact parcel before you rely on it.

Verify current boundaries with the district for any specific address.

I provide objective school information consistently and do not personally rate or recommend schools. Attendance boundaries can cross city and county lines, and the district's current assignment for the exact address controls. Verify directly with the district before making a school-driven decision.

Questions

Common questions about Elk Creek Village

Does Elk Creek Village have community water?

Yes. South Dakota DANR 2025 drinking water information lists a community system serving a population of 110 through 44 service connections under local government ownership.

What does the moderate susceptibility rating mean?

It describes how exposed the source water is to potential contamination. It is not a violation and not a finding of unsafe water. Ask the system for its recent sampling results.

How big are the lots?

Roughly a third of an acre at the median in county parcel records, with most between about a quarter and six tenths of an acre. A few Elk Horn Road parcels run over three acres.

Can I build there?

Rarely. Only one of the 53 parcels shows as bare in the county class code.

Third-Party Sources

What to check before you write an offer

On any address you are serious about, buyer due diligence should include the school assignment from the district, the water quality report from the utility that serves it, and the assessed value and levy from the county. Here are the sources for each one.

The sources, by category

Schools

Confirm the assigned school for a specific address with the district, because boundaries change and they change more often than people expect. Rapid City Area Schools boundary maps · Douglas School District 51-1 · Meade School District 46-1 · Spearfish School District 40-2 · School and district profiles on GreatSchools · Preschools and private schools in the Black Hills

Drinking water

Every public water system publishes an annual water quality report. Read the one for the system that serves the address you are considering, not the one for the town next door. Rapid City water quality reports · City of Box Elder Water Division · City of Spearfish water · EPA drinking water lookup

The county record, the plat and the recorded covenants are the three documents to read on any address here. I do not rate schools and I do not characterize neighborhoods as safe or unsafe. Those readings are yours to make from the sources above.
