Six lots, three streets, and every one of them has a house on it. Pine Haven Estates is the kind of plat you drive past without registering, then find out later that the last sale was years ago.
Six lots and a well lot
The county carries seven parcels here. Six are home sites measuring 3.01, 3.03, 3.06, 3.15, 3.44 and 3.58 acres in county parcel records, and the seventh is Well Lot A at about a hundredth of an acre. A platted well lot means the water for these homes is a shared arrangement, not six separate wells in six back yards.
That is the first document to ask for. Who holds the well lot, what each home pays, when the pump was last replaced and what happens when it is not replaced.
Three streets for six houses
Addresses fall on Lincoln Tarken Lane, Pine View Court and Ponderosa Place. Three named roads serving six lots means short cul de sacs and very little through traffic, and it also means the plowing arrangement matters. On a road this small there is no volume argument to lean on when it snows.
Nothing is bare. If you want in, you are waiting for one of six homes to sell.
What has to be verified
Wastewater is not documented for the subdivision as a whole, so buyers should verify the onsite permit, the last pumping date and the drainfield location for the address. On a three acre lot the drainfield location decides where a shop can go.
Get the well lot paperwork in writing. A six home shared system has no depth of budget, so a single major repair is a real assessment rather than a rounding error.
