Stagebarn is what you look at when you like the Piedmont Valley but do not want three acres and a septic tank. The lots are neighborhood-size, the water comes through a district and the wastewater goes into a district system. That makes daily ownership feel a lot more suburban than the acreage roads around it. Pony Express Drive is the street buyers usually recognize. I-90 is close, the houses span more than one era, and you can get the foothills location without spending Saturday morning maintaining half a county.
Why Stagebarn is different
Most of the Piedmont Valley conversation is about wells, septic systems, acreage and who plows the gravel. Stagebarn removes a lot of that. Public water and sewer through the sanitary district are the practical reason buyers put it on the list.
The smaller lots also mean less room for a shop, trailers or animals. That is not a defect. It is the trade for not owning all the systems that normally come with acreage.
The utility district deserves the same attention as an HOA
Stagebarn Subdivision Sanitary District buys bulk water from Black Hawk Water User District and handles the neighborhood service. Ask for the current water and sewer rate, connection status and any assessment before you compare the monthly cost to a house on a private well.
A district is not a city utility and it is not your private system either. You share the infrastructure and the future repair bills with the other customers.
Do not let the Piedmont mailing address answer the jurisdiction question
The greater Piedmont mailing area covers property inside and outside the city limits. Check the parcel itself before assuming city tax, city permitting or city services.
That sounds technical until it changes a tax bill or who you call for a permit. It takes two minutes to check and saves a very stupid surprise later.

Walk the lot and look at how the ground falls away from the foundation, where the downspouts end and whether the low corner of the yard holds water. Ask a neighbor what the street does in a hard August rain.

The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.
