High Meadows

Forty parcels on North and South High Meadows Drive, most of them between one and five acres, west of Piedmont where the prairie starts tipping up into the hills.

Typical Lot
About 2.9 acres at the median in county parcel records, with the middle half near 1.6 to 4.8 acres and one parcel over eight acres.

Facts checked August 2026

High Meadows Drive runs north and south off the county road west of Piedmont, and the ground rises the whole way. Houses sit far enough apart that you hear your own gravel before you see anyone coming.

The lots are not one size

Meade County carries 40 parcels in this family. By county parcel records, the median sits near 2.9 acres, the middle half runs about 1.6 to 4.8 acres, and the largest parcel on North High Meadows Drive is over eight acres. Two neighbors here can own very different amounts of ground.

That spread is worth a map before a showing. A 1.6 acre lot and a 6.6 acre lot on the same street carry different mowing, different fencing and different room for a shop, and the subdivision name tells you none of it.

Septic on the lot, water by address

Current Meade County property evidence in this plat shows onsite septic, including a 3.12 acre parcel at 15.56.01.19. Plan on a tank and a drainfield rather than a sewer bill, and get the permit and the last pumping date for the specific parcel.

Water is the question I will not answer for the whole subdivision. No verified arrangement for the subdivision as a whole appears in the public record, so check the deed, the well record and any water agreement for the address itself before you assume anything from the house next door.

Living up here

It is a few minutes of county road to the Piedmont I 90 exits, and the drive is pleasant until the first February morning when the wind loads the road with snow. Ask who plows your stretch and how early.

Thirty four of the 40 parcels already carry a house, so this is mostly a resale street. Bare ground shows up rarely and usually sells to someone who already drives past it.

Orientation

Where High Meadows sits

The outlines below are reference geometry from county records, not a survey. The recorded plat and a current survey control the exact lines for any one lot.

Where it is

The large pin marks the approximate center of High Meadows. The smaller pins are the Ellsworth Air Force Base main gate, downtown Rapid City, Monument Health Rapid City Hospital and Rapid City Regional Airport. Approximate locations only, not a boundary or a survey.

What homes cost here

Meade County does not publish sale prices, so there is no verified sale figure for High Meadows here. Lot size swings from under two acres to over eight in the same plat, so I price these off the parcel, the outbuildings and the finish rather than off the street name.

Septic system

Get the tank pumped and inspected, ask the county for the permit and as-built drawing, and confirm the drainfield location so you know what you cannot build over.

Private well

Because no subdivision wide water arrangement is established here, treat water as a parcel question. Ask for the well log, the depth, the recent yield and any shared agreement recorded against the title.

Who maintains the road

Find out whether the last stretch to the house is a county road, a road district, a shared easement or your own responsibility, and get the answer in writing. Ask what the district assesses and what that assessment covers.

Snow removal on this street

Ask which priority tier the street is on, or whether anybody plows it at all. On a grade or a cul de sac it changes how you get out on the third morning of a storm, so ask a neighbor rather than the seller.

Wildfire risk and insurance

Get an insurance quote before your inspection deadline, because a pine-heavy lot can change the premium and, in some cases, the carrier's willingness to write it at all.

Radon

The Black Hills sit on granite and radon levels here run high, so test during the inspection period and price mitigation into your offer if the number comes back elevated.

Hail and roof age

Hail season here runs from late May through August, so ask for the roof age, the last claim history and any impact-resistant rating before you write.

Property taxes

Look up the actual assessed value and the current levy for the parcel instead of trusting the listing figure, which is often a year or more behind.

Covenants and HOA documents

Read the covenants before you write, especially on outbuildings, RV and trailer parking, fencing, rentals and exterior materials.

Which school this address feeds

A district line can run through a single subdivision, so confirm the assignment for the specific address with the district office rather than the plat or the listing. Boundaries also change between years.

Schools

Confirm the assigned district and building for the exact parcel with the district office before you rely on it.

Verify current boundaries with the district for any specific address.

I provide objective school information consistently and do not personally rate or recommend schools. Attendance boundaries can cross city and county lines, and the district's current assignment for the exact address controls. Verify directly with the district before making a school-driven decision.

EvidenceThe county record, in detailParcel counts, recorded prices and what each figure comes from for High Meadows.

34 of the 40 parcels carry a house in the county class code, three carry none, and three are exempt slivers rather than buildable ground. Almost everything here is built, so you are shopping houses rather than picking a site.

Questions

Common questions about High Meadows

Are there lots left to build on?

Third-Party Sources

What to check before you write an offer

On any address you are serious about, buyer due diligence should include the school assignment from the district, the water quality report from the utility that serves it, and the assessed value and levy from the county. Here are the sources for each one.

The sources, by category

Schools

Confirm the assigned school for a specific address with the district, because boundaries change and they change more often than people expect. Rapid City Area Schools boundary maps · Douglas School District 51-1 · Meade School District 46-1 · Spearfish School District 40-2 · School and district profiles on GreatSchools · Preschools and private schools in the Black Hills

Drinking water

Every public water system publishes an annual water quality report. Read the one for the system that serves the address you are considering, not the one for the town next door. Rapid City water quality reports · City of Box Elder Water Division · City of Spearfish water · EPA drinking water lookup

The county record, the plat and the recorded covenants are the three documents to read on any address here. I do not rate schools and I do not characterize neighborhoods as safe or unsafe. Those readings are yours to make from the sources above.
