The Highlands at Norman Ranch is the largest thing happening in Summerset right now. It is a master planned community of more than 300 acres on the east side of town, and ground was broken in July 2024. I live in Summerset, so I have watched this one come out of the ground.
What is being built
Phase one carries more than 100 homesites. The plan mixes single family homes and townhomes, with architecture ranging from craftsman to modern rather than a single repeated elevation, and green space and walking paths built into the layout.
The development is served by city water and sewer, which is worth saying out loud because in this part of the Hills plenty of new building sits on well and septic. Pricing at launch started in the upper $300s.
How I would approach it
Buying in a community this early means selection and, often, better pricing than the later phases carry. It also means living with construction traffic for a while and accepting that a long buildout can change in the details.
If you are considering a build here, bring me in before you sign with the builder. I will walk the contract, the lot and the timeline with you, and I will tell you honestly how the finished number compares with what a comparable resale in Summerset is trading for. Buyers should always review covenants and HOA documents as part of that homework.
