The Ellsworth AFB PCS Timeline, Month by Month

Every PCS move to Ellsworth AFB looks a little different depending on your rank, your family size, whether you are coming from inside the continental United States or from overseas, and how much lead time your orders actually give you. But after walking dozens of incoming airmen through this, I see the same rough shape every time. This is that shape, broken into the stretches of time that actually matter, so you know what to be doing when.

I am not a relocation counselor and I am not your base's personal property office, so treat the official steps below as a starting point and confirm specifics with your unit, the Ellsworth AFB Military Housing Office, and your installation's personal property shipping office. What I can walk you through with confidence is the home buying side: where people look, how the VA loan timeline actually runs in this market, and what has to happen before you have keys in hand.

The day your orders land

This is the moment to do two things immediately, before anything else. First, request a sponsor if the Air Force has not already assigned you one. A sponsor at Ellsworth who is already living here can answer the practical questions nobody else will think to ask you, like which gate you will use most and what the drive actually feels like in February. Second, create an account in the Defense Personal Property System and upload your orders, because that is what starts the process of getting your household goods scheduled. The Army's own PCS guidance, which reflects a DoD-wide personal property system rather than one branch's process, puts it plainly: waiting until thirty days or less before your move to contact the transportation office can leave you without an available moving company.

If you have any flexibility in your report date, this is also the moment to start thinking about whether you want to buy right away or rent for a while first. Both are reasonable choices, and the right one depends on how long you expect to be at Ellsworth, so it is worth a real conversation rather than a default answer.

Ninety to sixty days out

This is the window where the home search gets real, even if you are doing it from another state or another country. Most of the PCS buyers I work with are searching Box Elder for the shortest commute to the gate, east Rapid City for a mix of drive time and amenities, or Piedmont and Summerset for newer construction thirty to thirty-six minutes out. On the financing side, this is when I want you talking to a VA lender, not when you are forty-five days out. Pull your Certificate of Eligibility, gather your Leave and Earnings Statements, and get a real preapproval number, because that number is what turns a wish list into an actual search. Run it against the mortgage calculator before we start touring anything, so the search begins with a real budget instead of a guess. I will also compare that number against your Basic Allowance for Housing, since BAH for the Rapid City and Ellsworth AFB housing area is published annually by the Department of Defense and it changes from year to year. As one example, published 2026 BAH figures for this housing area list an E-5 with dependents at roughly $1,986 a month, which came in below that year's national average across all housing areas. Your own rate depends on your rank and dependent status, so check the current published table rather than relying on someone else's example.

Sixty to thirty days out

If you found a home in the window above, this is usually when you are under contract and the VA loan clock starts running for real. A VA loan on a PCS timeline typically closes in thirty to forty-five days from an accepted contract, and the single biggest lever for staying on the faster end of that range is getting the appraisal ordered on day one rather than letting it sit. Appraisal delays are consistently the bottleneck I see slow these files down, more than anything else in the file.

This is also roughly when your household goods pickup should get scheduled, assuming you did the groundwork at the start of this list. If your move falls during the peak PCS season that runs roughly from late spring through summer, expect more competition for moving company availability and build in some schedule padding, because that is also when a meaningful share of the seasonal surge in Ellsworth-area home buyers is shopping alongside you.

If you are selling a home at your departing location rather than buying here right away, this is the window to get a pre-list inspection done and your repairs handled before you list, not after an offer falls through on the other end.

Thirty to fourteen days out

Your file should be moving through underwriting now. Expect the appraisal to come back with its Notice of Value, any required repairs to get negotiated and completed, and a re-inspection if repairs were part of the deal. Somewhere in this window you should get your Closing Disclosure, the document that spells out your final numbers before you sign anything.

One thing that surprises a lot of incoming families: South Dakota closings run through a title company, not an attorney's office, and buyer and seller frequently sign at separate times rather than sitting at one table together. Remote signing through a mobile notary or a mail-away package is routine, which matters a great deal if you are still at your departing base while your spouse is here, or if you are both still in transit.

The final two weeks and moving week

This stretch is where the move itself and the home purchase can collide if you are not careful, so keep them on separate mental tracks even though they are happening at the same time. Out-processing at your current base, your household goods pickup, and any final walkthrough or closing on the South Dakota side all need their own line on the calendar, because none of them will wait politely for the others.

The first thirty to ninety days after you arrive

If your subdivision carries recorded covenants, and a number of newer plats around Box Elder and the Ellsworth corridor do, this is also a good time to actually read them rather than filing them away, especially if you have plans for a shop, a fence, or anything else that might run into a restriction nobody mentioned at the closing table.

Every piece of this timeline can compress or stretch depending on your orders, your lender, the moving company's schedule, and factors nobody can predict from a desk. None of this is legal, tax, lending, or relocation counseling, and PCS and VA loan processes can change. Confirm your specific requirements with your unit, the Ellsworth AFB Military Housing Office, your installation's personal property shipping office, and a VA-approved lender before you rely on any date in this article.
