Whether you're transferring to Ellsworth AFB, returning to Rapid City, or getting stationed in the Black Hills for the first time, I help you find the right home at the right price, on your timeline.

Why work with a local Military Relocation Professional

I'm Henry Roy, a full-time REALTOR, Black Hills native, and certified Military Relocation Professional (MRP). I'm brokered by Ascend Realty, a locally owned and veteran-owned brokerage where every agent is MRP certified.

  • VA loan and military timeline experience
  • Flexible schedules and virtual home tours
  • Area knowledge that goes beyond maps and Zillow
  • Support through every step, even before you're ready to buy

Search the full market

The Black Hills MLS is the one source for every listing in the region, and my search site pulls straight from it. Big national sites lag behind it and sometimes miss listings entirely.

The buying process, simplified

  1. A quick call about your timeline, goals, and options.
  2. Pre-approval with a trusted local lender.
  3. Narrow down the area and what matters most to you.
  4. I send listings, and early previews when I know something is coming.
  5. Tour in person or on video.
  6. Make an offer. I handle the negotiation and paperwork.
  7. Inspection, appraisal, and closing.

What it costs besides the down payment

  • Earnest money. South Dakota has no set amount, and I'll guide you on what makes sense for the offer.
  • Inspection fees, usually $400 to $600, paid up front.
  • The appraisal. VA loans require one, and the lender often orders it.

Agency agreements

South Dakota requires a buyer agency agreement before I show you homes not listed by me or my office. It's simple, easy to cancel, and it formalizes that I work for you. I'll explain it up front.

The VA loan

If you're active duty, retired, or a veteran, the VA loan is worth a serious look. It's backed by the Department of Veterans Affairs.

  • Zero down payment is possible when the home meets guidelines.
  • No private mortgage insurance.
  • Competitive rates.

I'm not a lender, but I work closely with local VA-approved lenders who will walk you through it. See the VA lenders I work with.

You deserve a local

I grew up here. I know the neighborhoods, the back roads, the hidden gems, and the best spots for hiking, barbecue, and watching the bombers come in. You're not just buying a house, you're getting a local connection to the whole region.
