PCS to Ellsworth AFB: A Military Home Buying Guide

Orders to Ellsworth AFB usually come with a short timeline and a long list of questions. As a Military Relocation Professional (MRP), I work with service members through PCS moves into the Black Hills, and this guide covers the questions I hear most.

Where do people actually live?

Ellsworth sits just northeast of Rapid City, next to the town of Box Elder. The most common home searches I run for incoming airmen cover Box Elder itself for the shortest commute, east Rapid City for a balance of drive time and amenities, and Piedmont or Summerset for newer construction about 20 to 25 minutes from the gate. Rapid Valley is another frequent request for its price point. Every one of these areas has sold homes in the last 90 days, and inventory moves fast in PCS season, May through August. Should you buy or rent?

That depends on your window at Ellsworth and your finances, and I will give you a straight answer either way when we talk. A few things specific to this market: home prices in the Rapid City metro have historically held steadier than in many coastal markets, VA loan usage here is common and sellers are familiar with it, and BAH for the Ellsworth area is published annually by the DoD, so we can compare your housing allowance against a real monthly payment before you commit to anything.

About the VA loan

Most of my military buyers use it. Zero down is the headline benefit, but the details matter: the VA funding fee, the appraisal timeline, and what happens if a home does not meet minimum property requirements. Buying sight unseen

A large share of my PCS buyers close before they ever set foot in South Dakota. My process for remote buyers: live video walkthroughs of every candidate home, honest notes about what the listing photos do not show, a local inspector you can call directly, and digital signing for everything. You should never feel like you are guessing.

The timeline that works

Reach out as soon as you have orders in hand, even before your report date is firm. Sixty to ninety days out is the sweet spot: enough time to get preapproved, shortlist neighborhoods by commute and budget, and schedule showings for a house hunting trip if you can take one.
