If you are moving here for Ellsworth, Box Elder is the obvious first place to look.
Why people move to Box Elder
The main gate is in the city, minutes from most of the housing. Most of the region's newest entry level construction is going up here, on wide streets that did not exist five years ago, and the city is adding services about as fast as it is adding houses. Five years ago this felt like the edge of Rapid City. It increasingly feels like its own town.
The reason is the B-21 Raider. Ellsworth was selected as the first home of the mission, and the buildout around it arrives as new subdivisions, new commercial ground and new roads. The city counted 11,948 residents in 2020 and sits near 14,400 today.
The Liberty Center opened in 2022, 58,000 square feet run by the YMCA, with a multi use fieldhouse, an eighth mile indoor track with turf, two basketball courts, group fitness rooms and a child watch area. Ellsworth and the South Dakota Army National Guard use it too. The city runs an events center called The Box. Liberty Plaza is Box Elder building its first downtown from nothing on 110 acres off Liberty Boulevard within sight of I-90, roughly 800 residential units planned alongside a hotel, a Monument Health clinic and the Black Hills Children's Museum. And Amazon's 40,000 square foot delivery station opened here in October 2024, covering a sixty mile radius. Before that everything routed through Sioux Falls, which is the least glamorous fact in this guide and the one that changed the most about an ordinary week.
Downtown Rapid City is about 19 minutes west on I-90 and the Badlands are a straight run east. What Box Elder does not have yet is depth. The hospital, the airport and most of the dining and shopping are still that drive west.
The base is not near town. The base is part of town.
Box Elder is building the rest of the city around Ellsworth rather than beside it. Some of that is finished and open, and some of it is still on paper.

From most Box Elder addresses the drive to the gate is about 9 minutes and 2.3 miles, which is the shortest commute anyone in the area has.

A downtown being built from scratch
The city describes Liberty Plaza off Liberty Boulevard, visible from I-90, as a public-private downtown planned to mix housing, retail and office or community space. Planned is the operative word, so ask what is actually under construction before you price a nearby lot.
Salute to Ellsworth
The annual city event runs a parade, free activities, music and food, and closes with fireworks over the pond behind City Hall.

- The main gate is in the city, which is the shortest commute to Ellsworth available anywhere in the region.
- New construction on city water and sewer at the low end of the metro's new build pricing.
- Liberty Plaza is building the city a downtown on 110 acres off Liberty Boulevard.
- Downtown Rapid City runs about 19 minutes west, which keeps hospitals and the airport close.
Things to consider
- Douglas School District projects roughly 100 additional students a year for fifteen years from the B-21 beddown, most of it at the elementary level.
- Lots are small, around 0.15 to 0.18 acres across the newer plats.
- Add to every drive time at shift change, and add again in the first two weeks of August.
- Much of what is planned is not built yet, so ask what is platted next to the lot you are buying.
Buying in a market this new
Inventory is genuinely available here, much of it new, which is rare in this region. The catch is that comparable sales run thin inside a specific subdivision, and builder incentives move the effective price without moving the list price. I read those incentives closely, because they are part of the real number.
The gate at shift change
This is about as wild as our rush hour gets. A mix of folks travelling out of Box Elder back toward their homes and a run of four way stops and stoplights all waiting on the same green light. It clears, and it is not a metro commute and never will be.
Every drive time on this site was measured with clear roads. Add to it at shift change, and add to it again in the first two weeks of August when the Rally traffic is on I-90.
The schools are being built as fast as the houses
Douglas School District projects roughly 100 additional students a year for fifteen years out of the B-21 beddown, most of that need at the elementary level. That is the part of the growth a buyer with kids feels first, in class sizes and in bus routes that get redrawn.
The district is building for it. A new PreK to 5 elementary is funded by a $42 million federal appropriation approved in early 2026 plus a $15 million no-interest state loan, on a 20 acre site selected in 2022, with roughly a two year build. A Douglas Middle School addition starts in summer 2026 and raises capacity from 612 to 742.
Which Box Elder subdivision
Box Elder is not one market, it is three or four. They sit minutes apart and they are not interchangeable, so pick the pocket before you pick the house.
Raider Pointe is the newest and the closest thing to a walkable school neighborhood here, with Douglas High and the middle school within a few blocks.
Liberty Plaza is the older established side, with mature trees and mid-century houses on wider lots.
Freedom Estates is the lowest entry point of the three, and it is the one I point first time buyers at. Schools sit 3.3 miles away rather than a walk.
Antelope Ridge is a rental community, so there is nothing to buy there at all. That is the answer to the question most people are asking when they bring it up.

Seven minutes to Ellsworth, four Douglas schools within a mile, and almost nothing left to build around you.
Can you Airbnb or short-term rent in Box Elder?
Box Elder is a verify-first town for rental plans, with one specific misconception worth clearing up.
The rules in detail
- Box Elder has no short-term rental ordinance on record. Call city planning before you count on rental income for a specific address.
- Pennington County's Vacation Home Rental license does not apply inside city limits. Buyers regularly assume it does. It governs unincorporated county property, not city property.
- A general city business license may apply. Ask when you call planning.
- Municipal taxes apply inside city limits, on top of the statewide 4.2 percent state tax and 1.5 percent tourism tax.
- Renting 10 or more days a year requires a South Dakota sales tax license, and South Dakota Department of Health lodging licensure applies.
- In newer subdivisions, covenants can privately restrict rentals even where the city does not. Read them before you buy for rental use.
Short-term rental rules change, and they change fast. This summary reflects my research as of August 2026 and is general information, not legal advice. If rental income is part of why you are buying, verify the current requirements with the city or county that has jurisdiction over the specific address, and read the subdivision covenants, before you write an offer.
Box Elder schools and school district
Box Elder is served by Douglas School District 51-1, not Rapid City Area Schools. This is the single most common mix-up I correct with incoming buyers.
School by school
- Douglas School District 51-1 serves Box Elder and the Ellsworth community.
- Patriot Elementary is one of the district's elementary schools in Box Elder.
- Douglas High School reports an 87 percent graduation rate and offers dual enrollment, career and technical programs, and ROTC.
- Some addresses in the broader area may fall in Rapid City Area Schools instead. Verify the assignment parcel by parcel with the district.

Box Elder sits out on the prairie east of the Hills, so the wind carries and there is none of the snow shadow the Hills towns get.
In January that is what shapes a driveway: less depth than Lead or Deadwood, more drifting across an open lot.

Is Liberty Plaza built?
Partly. The Liberty Center opened in 2022 and is in use daily. The rest of the 110 acre plan, including the hotel, the Monument Health clinic and roughly 800 residential units, is in progress rather than finished. If a lot is being sold on what will sit next to it, ask what is platted, what is permitted and what is only drawn.
Does the Pennington County vacation rental license cover a Box Elder house?
No. The county's Vacation Home Rental license applies to unincorporated county property, not inside Box Elder city limits. Box Elder has no city short-term rental ordinance on record, and city planning is the reliable answer for a specific address before you count on rental income.
